Facilities Operations Supervisor

Overview:

EMCOR Facilities Services is seeking a Facilities Operations Supervisor, responsible for overseeing the operation, replacement, repair, and maintenance of building-related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, expansion joints, and other mechanical systems within facilities.

This role involves handling heavy mechanical equipment and may require work in extreme temperature conditions. The supervisor will respond to service requests and take immediate action to address emergency situations or system failures.

Key Responsibilities:
Supervise and ensure the execution of preventive maintenance on all equipment.
Oversee and assist in the upkeep of site equipment and building infrastructure.
Document and implement corrective measures for any identified deficiencies.
Monitor subcontractors in their duties and provide appropriate reporting.

Manage the operation, replacement, repair, and maintenance of all related mechanical, electrical, control systems, air handling units, pumps, motors, heat exchangers, and expansion joints.

Order necessary materials to complete required repairs.

Oversee routine and preventive maintenance tasks including filter changes, belt replacements, lubrication, and performance checks of building systems and equipment.

Conduct inspections of mechanical and electrical systems, trace electrical circuits, operate switchgear, document inspections, and prepare reports for the Assistant Chief Engineer.

Perform additional duties as required within the scope of contractual obligations.
Organize and schedule weekly safety toolbox meetings and training sessions.

Conduct performance evaluations of staff at designated intervals; manage disciplinary actions in accordance with human resource policies; provide hiring and termination recommendations to the Assistant Chief Engineer; keep the Assistant Chief Engineer informed of personnel matters.

Facilitate staff meetings at regular intervals to assist the Assistant Chief Engineer in implementing facility practices and policies.

Complete necessary documentation, including but not limited to timesheets, expense reports, service reports, purchase card logs, preventive maintenance records, safety training documentation, group meeting notes, and maintenance of tools and vehicles.


Qualifications:


Minimum of five (5) years of experience in operating central building systems, including HVAC, mechanical, plumbing, electrical, and/or electronic systems.

Proven ability to repair building electrical, plumbing, and HVAC auxiliary systems.
Valid driver's license; specific license requirements are outlined in the Service Level Agreement.
Ability to read and understand instructions, including safety policies and procedure manuals. Capable of writing routine reports and correspondence. Ability to effectively present information in individual and small group settings.
Basic mathematical skills in all units of measure. Proficient in reading blueprints and technical schematics as well as specification manuals.
Demonstrated ability to safely secure hydronic and electrical systems for maintenance.
Experience in brazing/soldering copper pipe and threading black pipe.
Basic carpentry skills.
Strong knowledge of the operation of building auxiliary systems, such as fire-life safety, standby emergency generators, and UPS systems.
Familiarity with general building systems, including vertical lift equipment and overhead doors.
Ability to write, execute written and oral instructions, and perform arithmetic calculations.
Strong understanding of safe work practices and procedures typical for maintenance operations.

Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects, and perform other physically demanding tasks.

Competently and safely use all types of related hand and power tools.
Experience in a healthcare setting is preferred.

Physical Requirements:

In an 8-hour workday, the individual must be able to continuously bend, squat, kneel, lift, twist, climb, reach, stand, and walk; use hands for repetitive pushing, pulling, and single grasp motions; frequently lift and carry objects weighing up to 50 pounds and move objects exceeding 100 pounds, and travel by company vehicle as required.
