Job Description

Job Summary:

The Providence Housing Authority is seeking a highly skilled and experienced HVAC Operations Manager to oversee the maintenance and operation of mechanical equipment in our inventory. The successful candidate will be responsible for managing a team of HVAC personnel, ensuring the proper functioning of all heating, ventilation, and air conditioning systems, and maintaining accurate records of maintenance schedules, labor, materials, parts, and equipment utilized.

Key Responsibilities:

  • Team Management: Assign daily, weekly, and regularly scheduled work assignments to HVAC personnel, review workload, schedule assignments, and track the status of ongoing work.
  • Maintenance and Operations: Manage the maintenance and operation of mechanical equipment, including scheduling and conducting inspections, performing assessments, and scheduling and performing preventive maintenance.
  • Personnel Management: Track personnel assigned to HVAC duties, maintain and execute time sheets, work and vacation schedules, perform annual performance evaluations, and recommend disciplinary action.
  • Training and Development: Conduct training sessions and/or recommend personnel for specialized training to ensure the team has the necessary skills to perform their duties effectively.
  • Record Keeping: Maintain accurate records of all HVAC equipment, including maintenance schedules, labor, materials, parts, and equipment utilized.
  • Reporting: Review work orders, resident charges, and other records prepared by staff for thoroughness, clarity, and accuracy.

Requirements:

  • Education: Graduation from an accredited college, university, or trade school with a degree.
  • Experience: A minimum of 10 years' experience and documented successful performance in a supervisory position.
  • Licenses and Certifications: Stationary Engineer License, required.
  • Skills and Abilities: Knowledge of and experience with gas-fired industrial boilers up to 600 horsepower, working knowledge of boiler control systems, knowledgeable about building codes and standards, knowledgeable of electrical systems, knowledge of management practices, knowledge and experience in current practices and methods used in HVAC operations, knowledge of energy management concepts, ability to read and understand blueprints, schematics, technical specifications, and engineering drawings, ability to plan and coordinate maintenance work program, and ability to train others in HVAC systems.

Working Conditions:

  • Environmental Parameters: Ability to work in an office environment, ability to work in the field under various weather conditions, ability to work in public housing and construction environment, ability to work in an environment with conditions which may include: fumes, odors, gases, chemicals, and dust as well as decibels in the range of 30-65.
  • Physical Demands: Ability to lift up to 50 lb, type: sedentary and manual work, ability to lift, carry, push, pull, or otherwise move an object, work involves walking, standing, and driving for long periods of time.

Work Schedule:

  • Work Hours: Ability to work 40-hour week.
  • On-Call: Must have the ability to be on-call 24 hours a day, seven days a week, including holidays.
