Apartment Leasing Coordinator

KEY RESPONSIBILITIES:

· Welcome all residents, prospective tenants, and internal team members with professionalism.

· Facilitate leasing and pre-leasing of residential units.

· Manage daily rental collections, including preparation, posting, and depositing. Responsible for addressing overdue payments and initiating legal eviction processes when necessary.

· Respond to resident inquiries and concerns in a courteous and professional manner.

· Verify the accuracy of all lease documentation processed by Leasing Agents.

· Support the training and motivation of staff to uphold a professional and enthusiastic work environment. Direct all employee-related issues to the Property Manager.

· Mentor and train new Leasing Agents.

· Develop and implement on-site marketing and advertising strategies.

· Prepare and submit leasing reports on a daily, weekly, and monthly basis as required.

· Ensure all service requests are addressed and completed within 24 hours of receipt. Oversee follow-up on all service requests.

· Supervise the timely implementation and assignment of suites/bedrooms as part of the Future Occupancy Program.

· Qualify potential residents, assist current residents, and manage lease renewals.

· Assess the effectiveness of marketing initiatives through regular market surveys.

· Participate in the physical inspection of property exteriors and ensure units are market-ready, including final inspections for move-ins and move-outs.

· Coordinate unit turnovers with maintenance and external contractors to ensure market readiness within a seven-day timeframe.

· Monitor market trends and implement findings through outreach and surveys.

· Stay informed about landlord/tenant regulations, fair housing laws, and labor laws.

· Help maintain an organized and tidy office/clubhouse environment.

· Assist with administrative tasks related to pre-approving rental applications and lease agreements for the Property Manager.

· Utilize computer software effectively and creatively.

· Discuss resident and staff issues with the Property Manager.

· Manage multiple deadlines efficiently, maintaining control over assigned projects and adapting to changing priorities.

· Availability to work scheduled hours with flexibility for additional hours as needed based on workflow and emergencies.

· Exhibit strong time management skills.

· Perform other duties as assigned by the Property Manager.

QUALIFICATIONS:

Candidates must be able to perform essential duties satisfactorily. The qualifications listed below represent the knowledge, skills, and abilities required for this position:

EDUCATION AND EXPERIENCE:

High school diploma or equivalent; or two years of related experience and/or training; or a combination of education and experience.

LANGUAGE SKILLS:

Ability to read and recognize basic words and numbers; ability to communicate in simple sentences.

MATHEMATICAL SKILLS:

Ability to perform basic arithmetic operations and interpret data.

REASONING ABILITY:

Ability to apply common sense to follow detailed instructions and solve problems.

COMPUTER SKILLS:

Knowledge of inventory and order processing software is essential.

PHYSICAL DEMANDS:
