KEY RESPONSIBILITIES:

· Welcome all residents, prospective tenants, and internal team members with professionalism.

· Facilitate leasing and pre-leasing of residential units.

· Manage daily rental collections, including preparation, posting, and deposits. Responsible for addressing delinquent payments and initiating legal eviction processes when necessary.

· Respond to resident inquiries and concerns in a courteous and professional manner.

· Verify the accuracy of all lease documentation processed by Leasing Agents.

· Support the training and motivation of staff to uphold a professional and positive environment, directing all employee matters to the Property Manager.

· Mentor and train new Leasing Agents.

· Develop and implement on-site marketing and advertising strategies.

· Prepare and submit leasing reports on a daily, weekly, and monthly basis as required.

· Ensure all service requests are addressed and completed within 24 hours of receipt, supervising follow-up actions.

· Oversee the timely assignment of units in accordance with the Future Occupancy Program.

· Qualify potential residents, assist current tenants, and manage lease renewals.

· Evaluate the effectiveness of marketing initiatives through regular market surveys.

· Participate in physical inspections of the property’s exterior and assess unit readiness for market, including final inspections for move-ins and move-outs.

· Coordinate unit turnover schedules with maintenance and external contractors to ensure readiness within a seven-day timeframe.

· Monitor market trends vigilantly and implement findings through outreach and surveys.

· Stay informed about landlord/tenant laws, fair housing regulations, and labor laws.

· Assist in maintaining an organized and tidy office/clubhouse environment.

· Support the administrative tasks of pre-approving rental applications and lease agreements for the Property Manager.

· Utilize computer software creatively and effectively.

· Discuss resident and staff issues with the Property Manager.

· Manage multiple deadlines efficiently, adapting to changing priorities as needed.

· Availability to work scheduled hours with flexibility for additional hours based on workflow and emergencies.

· Exhibit strong time management capabilities.

· Perform other duties as assigned by the Property Manager.

SUPERVISORY ROLE:

Leasing Agents.

QUALIFICATIONS:

Successful candidates will possess the ability to perform essential duties satisfactorily. The following qualifications are required:

EDUCATION AND EXPERIENCE:

A high school diploma or GED; or two years of related experience and/or training; or an equivalent combination of education and experience.

LANGUAGE SKILLS:

Ability to read and recognize simple words and phrases, and to communicate effectively in basic sentences.

MATHEMATICAL SKILLS:

Ability to perform basic arithmetic operations and interpret data in various formats.

REASONING ABILITY:

Ability to apply common sense to follow detailed instructions and solve straightforward problems.

COMPUTER SKILLS:

Proficiency in inventory and order processing software.

PHYSICAL DEMANDS:

Physical requirements include the ability to lift up to 25 lbs, climb stairs, walk the property, and stand or sit for extended periods.
