Job Overview

Beach Front Property Management, Inc. is seeking a dedicated On-Site Community Manager to enhance our team. We are in search of a proactive individual with robust customer service skills and a background in property management and maintenance to manage the daily functions of our residential community.

Position Summary: The On-Site Community Manager is responsible for the upkeep of the assigned property and executing all associated management tasks. This includes, but is not limited to, overseeing leasing and marketing strategies, approving tenant move-in documentation, encouraging lease renewals, fostering resident relations, team development, and fulfilling any additional responsibilities as directed by the Regional Property Supervisor.

Reporting Structure: Reports directly to the Regional Property Supervisor.

Employment Type: Part-Time

Work Hours: 15 to 17 hours weekly

Property Type: 1 bedroom units

Compensation: $17.00 to $17.50 per hour

Key Responsibilities:

The essential duties for the On-Site Community Manager role include:

  • Adherence to various deadlines (daily, weekly, monthly).
  • Support the Regional Property Supervisor in the overall management of the property.
  • Market the property and lease available units.
  • Prepare units for leasing prior to vacancy and ensure vacant units are leased within 30 days.
  • Familiarity with Fair Housing regulations and all company policies and procedures.
  • Process invoices through Yardi Payscan.
  • Handle rent collections and transactions via Yardi.
  • Monitor daily rent roll and maintain delinquency reports.
  • Issue 3-day notices in accordance with rental agreements.
  • Prepare and distribute notices as necessary.
  • Ensure compliance with all state, federal, and local laws regarding tenant/landlord relations, including Fair Housing and Affordable Housing regulations.
  • Address tenant-related issues effectively.
  • Participate in legal proceedings related to the property.
  • Conduct daily inspections to maintain cleanliness and property standards.
  • Complete all make-ready tasks within 3-5 business days.
  • Submit monthly market survey reports to the Supervisor.
  • Coordinate and follow up on work orders promptly.
  • Respond to on-call emergency situations.
  • Ensure all residents adhere to community rules and regulations.
  • Attend all required training sessions and meetings.
  • Other responsibilities may be assigned as needed.
Required Skills:

Qualifications for the On-Site Community Manager position include:

  • Experience with Yardi Voyager is preferred.
  • A minimum of 2 years in Property Management.
  • Strong background in Customer Service.
  • Excellent organizational and time management abilities.
  • Strong analytical and decision-making capabilities.
  • Proven leasing experience.
  • Proficient in Microsoft Word, Excel, Outlook, and Teams.
