Position Overview:
The Investment Analyst plays a crucial role within the Cortland Investments Department, contributing to the asset management, development, and acquisition of large multifamily properties through comprehensive quantitative analysis, financial modeling, and detailed reporting.

Key Responsibilities:
• Develop and utilize financial projection models to assess investment performance against market trends and specific business strategies.
• Assist in forecasting revenue, occupancy rates, and expenses, while underwriting for the development, acquisition, and sale of diverse real estate investments.
• Gather data and produce succinct reports; prepare investment briefs, committee documentation, investor updates, and more.
• Provide property and portfolio valuations of real estate assets, leveraging the latest debt and equity information for stakeholders and internal teams as required.
• Regularly review and validate your analyses and conclusions to ensure precise reporting.
• Conduct market research to evaluate supply and demand dynamics, as well as rent and sales comparables, including estimated replacement costs.
• Analyze operating and capital budgets, supporting the execution of property business strategies for the Investments team.
• Collaborate closely with the Revenue Management and Operations teams to ensure alignment with business objectives and that each community meets its targets for occupancy, rent, and renewal rates.
• Travel as necessary to assess potential acquisitions and monitor renovation progress.
• Work in tandem with the Investment Associate to take on additional responsibilities and broaden your role within the team.
• Perform other duties as assigned.

Essential Qualifications:
• Bachelor’s degree in Finance, Real Estate, Business, or a related field, or equivalent experience is required.
• 1-3 years of experience in investment or financial analysis is preferred.
• Familiarity with the multifamily industry is advantageous.
• Strong quantitative, analytical, critical thinking, and problem-solving abilities.
• Effective organizational and strategic planning skills.
• Excellent interpersonal, written, and verbal communication skills.
• Proficiency in Microsoft Office Suite and data analysis tools.
