Job Summary

As a seasoned Director of Real Estate, you will be responsible for developing and implementing focused real estate strategies, cost-cutting programs, and branding initiatives for our full branch portfolio. You will oversee real estate-related contractual, compliance, and facility activities, ensuring that our service center real estate management strategies and procedures support regional needs.

Key Responsibilities
  • Manage multiple construction project assignments across our portfolio of 70+ properties.
  • Compile, lead, and manage departmental and company leasehold improvements budget.
  • Draft and review LOIs, leases, exhibits, contracts, invoices, CAM payments, rent payments, and advise on discrepancies.
  • Perform site evaluation, site selection, and report construction budgets, estimates, and schedules.
  • Supervise third parties in the preparation of construction documents and monitor all project permitting, ensuring all standards and statutory requirements are met.
  • Perform construction review, verifying compliance with the executed lease, plans, and specifications, corporate standards, and compliance code and A.D.A. requirements.
  • Collaborate with internal teams as required on all activities for assigned projects to ensure proper lease transactions with respect to scheduling, signage, environmental issues, and compliance with plans and specifications.
  • Assist with preparation of budgets, controlling expenditures, and managing leasehold improvements (LHI) and Tenant Improvements (TI).
  • Devises the project work plans and makes revisions as necessary.
  • Oversees the coordination of all internal teams and contractors involved in projects.
  • Accountable for due diligence related to real estate for all merger and acquisition candidates.
  • Work with third parties and internal operations to conduct market analytics and demographics in support of geographic expansion.
  • Lead rent negotiations, location relocations, branch closures, and renewal options.
  • Oversee and coordinate all branch branding initiatives and compliance with internal and external parties.
  • Company lead for all broker and third-party relationships related to real estate and/or support services.
  • Build national service partner relationships for all facility services such as HVAC, plumbing, security, etc.
  • Accountable for leading all branches in executing all yard improvements, general facility maintenance, and property expansion/additions.
Requirements
  • 10-15 years progressively responsible experience in real estate, construction, and facilities management experience required.
  • Strong understanding of decentralized business model preferred.
  • Rental equipment landscape experience preferred but not required.
  • Strong financial and business acumen.
  • Bachelor's degree in business or an equivalent combination of education and experience required. MBA preferred.
  • Intermediate proficiency in Microsoft Office Suite applications required.
  • Demonstrated leadership and communication skills to effectively negotiate contracts and interface with senior management required.
