Assistant Community Manager

Job Summary

The Assistant Community Manager is a key member of the Thrive Communities team, responsible for assisting the Community Manager in effectively managing the assigned property. This role requires a strong focus on resident retention, customer service, and community engagement.

Key Responsibilities
  • Maintain accurate resident records and update reports on a daily basis.
  • Deposit all receipts prior to bank close each day.
  • Perpetuate a true sense of community and maintain positive customer relations.
  • Physically inspect the property, pick up litter, and report any service needs to maintenance staff.
  • Be knowledgeable of all phases of leasing and resident retention.
  • Work with lease renewals each month and greet prospective clients, show community, and perform leasing duties as needed.
  • Maintain awareness of local market conditions and trends.
  • Contribute ideas to the Community Manager for marketing the community and improving resident satisfaction.
  • Update required reports concerning move-out notices, activity, etc., on a daily basis.
  • Organize and file all applicable reports, leases, and paperwork.
  • Proofread all lease paperwork and process move-ins and move-outs.
  • Process all security deposit move-out reports.
  • Accept service requests from residents and route to maintenance for prompt processing.
  • Perform any additional duties assigned by the Community Manager or Regional Manager.
Requirements
  • At least two years of experience in property management as a Leasing Consultant/Manager, Assistant Manager, or Community Manager.
  • Experience with Yardi and On-Site a plus.
  • Experience with leading a team and strong leadership skills.
  • A history of accuracy in reporting and overseeing a budget.
  • Detail-oriented and highly organized.
  • Strong customer service skills with residents, clients, and vendors.
  • Strong focus on resident retention.
  • Experience in daily pricing and ever-changing market demands/trends.
  • Proficient in Microsoft Word and Excel.
  • May require a Driver's License and insurance.
Physical Requirements
  • This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day.
  • Constant need to type, write, and grasp (working at a computer and answering phones).
  • Occasional need to bend, stoop, squat, climb stairs, push or pull, and reach above shoulder (cleaning up litter, putting out advertisement sandwich boards, put out balloons, open doors, pick up and move items).
  • Ability to lift/move/push/pull up to 25 lbs on occasion, frequent need to lift/push/pull up to 20 lbs.
