Job Description

The Presidio Trust is seeking a highly skilled Asset Manager Director to oversee the management of its 2.9 million square foot commercial real estate portfolio. The ideal candidate will possess a strong background in asset management, financial analysis, and leadership.

Key Responsibilities
  1. Develop and execute a comprehensive asset management strategy that aligns with the Presidio's three strategic goals: People, Planet, and Performance.
  2. Prepare and manage a rolling five-year financial model and budget to optimize the portfolio's financial performance.
  3. Develop annual business operating plans and budgets, and conduct monthly capital plan oversight to ensure the preservation of capital assets.
  4. Leverage financial statements and key performance indicators (KPIs) to identify property and portfolio performance, and collaborate with team members to make necessary improvements.
  5. Direct the Trust's third-party commercial property management company, ensuring efficient day-to-day operations and compliance with property management contracts.
  6. Lead and collaborate with the internal leasing team to manage marketing, tenant underwriting, lease negotiations, and occupancy strategies.
  7. Responsible for the operation, maintenance, and replacement of assets within the portfolio, ensuring compliance with Presidio Trust policies and procedures.
  8. Coordinate with the Director of Building Stewardship on budgeting, design, regulatory compliance, scheduling, and construction of routine maintenance, unit turns, and capital projects.
  9. Conduct inspections of each property to assess operational and management performance, and identify opportunities for improvement.
  10. Develop effective working relationships with colleagues, tenants, and other key stakeholders.
  11. Function with a high level of ownership, accountability, independence, creativity, and urgency when warranted, in developing solutions to problems that arise.
Supervisory Responsibilities
  1. Directly and indirectly supervise a team of up to four (4) full-time employees.
  2. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws, including providing feedback, coaching, and guiding professional development of individual staff members.
Required Qualifications
  1. Bachelor's degree in real estate, business, finance, urban planning, or related field.
  2. Minimum of 12-15 years of experience providing asset management services to large mixed-use portfolios.
  3. Expertise in financial analysis, budgeting, forecasting, and understanding of financial performance metrics.
  4. Proven track record of managing leasing strategies, negotiating commercial leases, and maintaining tenant relationships.
  5. Experience supervising third-party property management firms.
  6. Excellent leadership and interpersonal skills.
  7. Excellent verbal and written communication skills.
  8. Power user of Microsoft suite – Word, Excel, PowerPoint, Outlook, OneNote, Teams, SharePoint.
Desired Qualifications
  1. MBA with concentration in real estate, business finance, urban planning, or related field.
  2. Experience managing historic properties or properties in a campus.
  3. Experience with historic building rehabilitation projects.
  4. Experience with Yardi Voyager software.
