Job Title: Apartment Assistant Manager

At Q10 Property Advisors, we are seeking a highly motivated and experienced Apartment Assistant Manager to join our team in the 77090 zip code area.

About the Role:

The Apartment Assistant Manager will assist the Property Manager in the overall management and success of the property and its employees. This includes maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.

Key Responsibilities:

  1. Hiring and Training: Assist with the hiring, training, development, rewards, and termination of staff.
  2. Maintaining Rentals: Advertise and fill vacancies, negotiate and enforce leases, and maintain and secure premises.
  3. Tenant Attraction: Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
  4. Contracting with Tenants: Negotiate leases and collect security deposits.
  5. Financial Management: Collect rents, pay bills, forecast requirements, prepare an annual budget, schedule expenditures, analyze variances, and initiate corrective action.
  6. Maintaining Property: Investigate and resolve tenant complaints, enforce rules of occupancy, inspect vacant units and complete repairs, plan renovations, contract with landscaping and snow removal services.
  7. Maintenance and Repair: Contract for maintenance services and supervise repairs.
  8. Security: Contract with security patrol service, install and maintain security devices, establish and enforce precautionary policies and procedures, and respond to emergencies.
  9. Occupancy Policies: Enforce occupancy policies and procedures by confronting violators.
  10. Reporting: Prepare reports by collecting, analyzing, and summarizing data and trends.

Requirements and Qualifications:

To be successful in this role, you must have:

  1. A high school diploma or equivalent.
  2. At least one year of experience as an Assistant Manager, preferably in the apartment industry.
  3. Familiarity with office software such as Microsoft Outlook, Excel, Word, Teams, and Dropbox.
  4. Bilingual skills in English and Spanish are preferred.
  5. A valid driver's license is required.

Compensation:

The estimated salary range for this position is $50,000-$65,000 per year, depending on experience and qualifications. We offer a competitive benefits package, including medical, dental, and vision insurance, as well as paid time off and holidays.
