Location: University Housing Community

Compensation: $19.25-$20.67 per hour with a comprehensive benefits package

Position Summary:

The Preventative Maintenance Technician plays a crucial role in ensuring the upkeep and functionality of facilities. This position encompasses a variety of responsibilities, including general maintenance tasks, basic HVAC, electrical and plumbing work, painting, and maintaining a professional and student-centered approach in all interactions. The technician will also participate in an on-call rotation for urgent maintenance issues.

Key Responsibilities:

  • Respond promptly to maintenance requests and service calls.
  • Identify and address facility deficiencies, recommending solutions as necessary.
  • Participate in after-hours on-call response with a commitment to a 30-minute response time.
  • Work overtime as required for maintenance tasks, including move-in and move-out operations.
  • Assist contractors on-site as needed.
  • Support room setups and furniture relocations.
  • Conduct inspections of vacated units.
  • Perform daily inspections of assigned buildings, reporting findings to the Maintenance Supervisor.
  • Complete preventative maintenance tasks in a timely manner.
  • Request necessary materials and supplies for repairs.
  • Consult daily with the Maintenance Supervisor regarding progress and potential issues.
  • Exhibit quality workmanship and technical knowledge consistently.
  • Carry out general plumbing repairs, including addressing leaks and maintaining fixtures.
  • Handle basic electrical repairs, such as bulb replacements and outlet repairs.
  • Execute painting and drywall repair projects as scheduled.
  • Maintain tools and equipment in good working order.
  • Organize and clean the maintenance shop and storage areas regularly.
  • Manage entry door and lock systems maintenance and repairs.
  • Perform exterior maintenance tasks as directed.
  • Ensure cleanliness and safety in common areas and walkways.
  • Restore rooms and common areas to their original condition after resident move-outs.
  • Adhere to safety protocols and utilize Personal Protective Equipment.
  • Respond to major emergencies, even when not on-call.
  • Maintain a professional demeanor at all times.
  • Complete additional tasks as assigned.

Qualifications:

  • 1-2 years of experience in general maintenance.
  • Proficiency in using hand tools, power tools, and electrical meters.
  • Strong troubleshooting and diagnostic abilities.
  • Ability to work collaboratively within a team environment.
  • Effective verbal communication skills.
  • Strong customer service orientation.
  • Physical capability to lift up to 50 pounds and navigate stairs.
  • Ability to respond to after-hours calls and complete necessary repairs.

Work Schedule:

Standard hours are Monday through Friday, with participation in an on-call maintenance rotation.

Physical Requirements:

This role requires regular standing, walking, and using hands for various tasks. Employees may need to climb, stoop, kneel, or crawl, and occasionally lift up to 50 pounds. Specific vision abilities required include close and distance vision.

Work Environment:

Employees may encounter wet or humid conditions, moving mechanical parts, and potential exposure to fumes or airborne particles. The noise level is typically moderate.
