Job Overview

At BH Management Services, we are committed to creating value through our apartment communities. As an Assistant Maintenance Manager, you will play a crucial role in ensuring the physical assets and general maintenance of our properties are well-maintained and up-to-date.

Key Responsibilities

• Utilize electronic systems to prioritize and respond to service requests within 48 hours, ensuring timely completion of tasks.

• Oversee and implement established preventive maintenance programs, adhering to BH guidelines and protocols.

• Maintain the daily upkeep of grounds and property appearance, ensuring a clean and welcoming environment for residents.

• Perform repairs and replacements of appliances, plumbing systems, air conditioning/heating/electrical systems, and other apartment materials as needed.

• Collaborate with the office team and Maintenance Supervisor to determine weekly apartment make-ready schedules, ensuring all repairs and replacements are completed for apartments to be move-in ready.

• Provide backup support in the absence of the Maintenance Supervisor, ensuring seamless operations.

• Identify and report hazardous community conditions and liabilities to the Property Manager and Maintenance Supervisor.

• Assist in determining supply and equipment needs, ordering supplies, and managing maintenance budgets with appropriate approvals.

Requirements

• A minimum of one year or more of progressive maintenance and safety experience.

• Minimum of one-year experience with all major types of heating and air conditioning.

• Knowledge of local, state, and federal building codes and compliance issues, with the ability to ensure building code compliance.

• Working knowledge of building maintenance, repair, and preventative maintenance programs, irrigation and pool systems, large and small appliance repair.

• A positive, team-oriented attitude, and ability to work with a diverse group of people and customers.

• Required to provide own industry-specific hand tools.

• Regular attendance, punctuality, and dependability are required.

• A valid driver's license and/or reliable transportation are required.

Preferred Qualifications

• Strongly preferred that candidates have at least one year of experience with a construction background, including foundations, framing, roofing, plumbing, and electrical.

• HVAC certification (most industry certifications accepted) or ability to obtain.

• E.P.A Certification (Type II domestic HVAC systems) / E.P.A 410A certification or ability to obtain.

• CPO (Certified Pool Operator) or ability to obtain.

Work Schedule

Generally, 9a-6pm, Monday-Saturday (will vary based on property needs) with some overtime required, including on-call/rotating on-call schedule participation.
