Responsibilities
  • Assist with maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community
  • Complete maintenance work orders for residents, including appliance repair, plumbing, HVAC systems, and minor electrical work
  • Respond to and resolve emergency maintenance requests outside of business hours
  • Prepare vacant apartments for rent
  • Perform preventative maintenance tasks
  • Keep the maintenance shop clean and organized, with adequate stock of parts and equipment
  • Interact with residents and provide excellent customer service
  • Maintain logbooks and databases, including service requests and status updates
  • Assist with monitoring contractor work performance
  • Support the Service Manager in meeting budget responsibilities
  • Follow company policies and procedures, prioritizing customer service
Physical Requirements
  • Ability to use various hand tools and test equipment
  • Ability to bend, stoop, and kneel for extended periods
  • Ability to push and pull up to 300 pounds on wheels
  • Ability to lift up to 50 pounds
  • Ability to climb ladders up to 40 feet in height
  • Ability to use a hand truck
Special Physical Requirements
  • May be required to move appliances weighing up to 300 pounds, using a hand truck up to three flights of stairs
  • May be required to move commercial laundry equipment weighing up to 300 pounds
  • May be required to perform repairs to building structures, moving materials weighing up to 300 pounds
  • May be required to perform maintenance on special equipment, such as exercise equipment, gas grills, and security gates
