Job Overview:

This Maintenance Supervisor II position offers an exciting opportunity to join a dynamic team at WinnCompanies. As a key member of our maintenance operations team, you'll be responsible for overseeing the maintenance of our 174-unit mixed-use property in Ashland, MA.

About the Role:

You'll work closely with our construction team to ensure Winn standards are met for first-time move-ins. You'll also lead and manage a maintenance staff, perform maintenance functions, and conduct regular inspections to ensure the property meets operating standards.

Responsibilities:

  • Supervise a maintenance staff and perform as a working supervisor when needed.
  • Oversee the maintenance operations of the property, including ensuring Winn standards are met for first-time move-ins.
  • Assist in hiring, developing, and training maintenance staff.
  • Prepare work schedules for maintenance staff and vendors.
  • Complete monthly building and unit inspections.
  • Review third-party property inspections and resolve maintenance repairs.
  • Maintain working knowledge of all maintenance programs and capital improvement projects.
  • Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
  • Participate in on-call activity during off-hours and emergencies.

Requirements:

  • High school diploma or GED equivalent.
  • 3-5 years of relevant work experience.
  • 1-3 years of supervisory experience.
  • A current driver's license in good standing.
  • General knowledge of electrical, plumbing, appliance, and HVAC.
  • CAMT certification.
  • Experience with Microsoft Office applications.
  • Availability for on-call activity.
  • Excellent customer service skills.
  • Solid verbal and written communication skills.
  • Ability to work with diverse groups.

Estimated Salary:$70,000 - $90,000 per year, depending on experience.
