Job Title: Maintenance Operations Director

We are seeking a highly skilled and experienced Maintenance Operations Director to join our team at Heatherwood, a leading provider of upscale residential rental communities, commercial properties, and luxury urban spaces.

About the Role

This is a unique opportunity to lead the maintenance operations of one of our newest locations in West Hempstead, NY. As a key member of our maintenance team, you will be responsible for ensuring the highest level of service to our residents in a fast-paced and dynamic environment.

Responsibilities and Duties
  • Implement a "Safety First" approach to daily operations, prioritizing the well-being of our residents and staff.
  • Maintain the property's interior and exterior standards, adhering to Heatherwood's high-quality expectations.
  • Cultivate an open-door policy, encouraging feedback and consistent communication with your team and management.
  • Utilize advanced technical skills to troubleshoot and repair mechanical systems, including HVAC equipment, plumbing, electrical systems, appliances, painting, and carpentry.
  • Effectively manage multiple building and property management applications, including Yardi, Suite Spot, InCheck, Microsoft Outlook, Word, and Excel.
  • Assume responsibilities as the lead maintenance manager in their absence, ensuring seamless operations.
  • Develop and train maintenance technicians on technical and administrative skill sets to support growth and excellence.
  • Foster a culture of accountability, ensuring Heatherwood's standards and core values are consistently met.
  • Provide expert troubleshooting and problem-solving skills to address maintenance issues in a fast-paced setting.
  • Support the performance management of all maintenance associates, promoting teamwork and collaboration.
  • Participate in the shared responsibility of the "On-Call" schedule with other Heatherwood properties.
Requirements
  • A positive attitude and team-first approach to everyday work.
  • A proven track record as a leader, demonstrating excellent leadership skills.
  • A minimum of 5+ years of experience in a supervisory role in multifamily residential, commercial, or hotel maintenance, or similar field experience.
  • Lease-up experience and a proven ability to manage maintenance associates.
  • Experienced in managing 3rd Party porter, concierge, and doorman services.
  • Operate with professionalism and integrity, upholding Heatherwood's values.
  • A customer-first approach to providing world-class maintenance and service.
  • Strong time management and ability to implement and communicate timelines to the field team for timely task execution.
  • Ability to manage multiple projects daily, communicating time frames, obstacles, and resolutions to the larger team.
  • Strong vendor management experience, including communicating schedules, providing materials, project execution, and vendor accountability.
  • Advanced understanding of computer and smartphone skills, including experience managing a work order system, purchasing, and budget management.
  • Balancing field and administrative workload, maintaining a safe and efficient work environment.
  • Attention to detail and consistently doing the job right the first time.
  • Universal HVAC Refrigerant Certificate, Certificate of Fitness, low-pressure boiler license, CPO Certificate, and valid driver's license.

Salary Estimate: $90,000 - $120,000 per year, based on location and experience.
