Job Requirements

Applicants must possess a High School Diploma or equivalent, with trade school experience preferred.

  • HVAC certification is advantageous.
  • A minimum of 3 years of general maintenance experience is required, with at least 6 months in apartment maintenance preferred.
  • Experience in electrical and plumbing work is essential.
  • Availability to work weekends and on-call shifts as scheduled is necessary.
  • Must utilize a company-issued cell phone for business purposes only.
  • Physical tasks may include standing, bending, crouching, lifting/moving/carrying items of varying weights, climbing ladders/stairs, and walking on rooftops.
  • Manual dexterity is required to operate small motorized equipment.
  • Ability to perform tasks while wearing appropriate safety gear is mandatory.
  • Intermediate proficiency in reading and writing English is required.
  • Strong interpersonal skills for public interaction are essential.
  • Ability to apply common sense in executing instructions and plans is necessary.

Technical Skills:

The Repair Specialist must exhibit a foundational understanding of general maintenance, including carpentry, painting, plumbing, electrical work, appliance repair, and HVAC systems, both theoretically and practically.

Physical Demands:

Ability to perform the following physical activities for extended periods:

  • Unassisted lifting of up to 50 pounds
  • Bending
  • Walking
  • Kneeling
  • Stretching
  • Working on ladders or extension ladders up to 30 feet

Ability to work in confined spaces, both indoors and outdoors, in various climates and environments, while adhering to safety protocols.

Key Responsibilities:

The Repair Specialist will be responsible for a variety of tasks, including but not limited to:

  • Effective communication with residents, guests, and staff
  • Conducting maintenance work, service requests, inspections, and preventative maintenance
  • Ensuring all tasks are completed safely and professionally
  • Reporting community concerns to management
  • Preparing maintenance documentation and reports
  • Maintaining an inventory of tools and supplies
  • Serving as a role model for maintenance staff by adhering to policies and procedures
  • Presenting a professional appearance in line with company standards
  • Completing additional tasks as assigned by supervisors

Maintenance Duties:

The Repair Specialist must competently install, service, replace, and repair various items in accordance with industry standards, including:

  • Vinyl and ceramic flooring
  • Wall moldings
  • Caulking
  • Countertops and cabinetry
  • Window treatments
  • Doors (interior and exterior)
  • Electrical systems, including circuits and fixtures
  • Appliances (stoves, microwaves, dishwashers, etc.)
  • Plumbing fixtures (toilets, sinks, etc.)
  • HVAC system maintenance
  • Storage room organization
  • Rodent control
  • Snow removal
  • Minor drywall repairs
  • Trash removal
  • Drain clearing

Qualifications:

  • High school diploma or equivalent
  • Basic proficiency in reading and writing English
  • Minimum one year of full-time maintenance experience
  • Willingness to perform all required tasks
  • Knowledge of safety practices in the workplace
  • Ability to represent the company professionally
  • Possession of basic maintenance tools
  • Valid driver's license and reliable transportation
  • Availability for on-call and extended hours, including weekends
  • Bilingual in English and Spanish is preferred

Job Type: Full-time

Pay: $32.00 per hour
