Porter Maintenance Specialist

The Maintenance Make Ready Porter is a key member of our team, responsible for ensuring the overall appearance of our property grounds, models, and vacant units. This role requires a high level of attention to detail and the ability to work independently with minimal supervision.
Key Responsibilities- Receives make-ready assignments and gathers necessary tools and equipment to prepare vacant apartments for market-ready.
- Trashes out units, confirms with the Property Manager or Maintenance Supervisor items left to be thrown out, and ensures a move-out form is approved and signed.
- Evaluates carpet and vinyl, shampoos as needed, and discusses replacement with the supervisor.
- Checks air conditioning units, heating units, water heaters, and appliances, making minor repairs if needed and contacting the Maintenance Supervisor for more extensive repairs or replacements.
- Paints interior apartments, performs light exterior painting, polishes and varnishes cabinets, and repairs holes in walls.
- Repairs or replaces baseboards or trim as needed, checks doors and windows, and re-keys locks.
- Shampoos carpets, responds to service calls, and performs pool maintenance and landscape duties as needed.
- Picks up grounds daily, waters flower beds, empties pool area trash cans, and cleans pool(s).
- Maintains correct chemical levels, inventories pool and ground supplies, and informs supervisors when running low.
- Reports physical problems observed to the next level supervisor and ensures safe work practices are followed.
- Prior make-ready work at a residential property.
- Familiarity with federal, state, and jurisdictional laws and regulations concerning multi-family housing and Fair Housing.
- Ability to understand basic instructions and skills in using basic hand tools.
- Ability to perform basic electrical, plumbing, painting, carpentry, and landscaping.
- Knowledge of safety procedures.
- Ability to assess repairs and replacement parts in a vacant apartment to make it available for leasing/rent.
- Ability to perform physical labor, regularly lifts, carries, or moves objects of weight 25+ pounds.
- High school diploma/GED preferred.
- Excellent communication and organizational skills.
- At least one year of experience in similar duties preferred.
