This full-time role involves managing maintenance operations at a large affordable housing community. Candidates should possess a minimum of 2 years of relevant experience in property maintenance, with proficiency in plumbing, electrical systems, and general upkeep. A valid driver's license, clean driving record, and reliable transportation are essential. Supervisory experience and HVAC certification are preferred.

POSITION OVERVIEW

The Facilities Maintenance Supervisor is responsible for overseeing the physical operations of the property. This includes maintenance, supervisory, and administrative tasks related to the upkeep of buildings, grounds, and essential systems. Key responsibilities include organizing maintenance staff workloads, ensuring timely completion of routine and preventative maintenance, maintaining accurate records, coordinating with vendors, and supervising maintenance personnel on safety and emergency protocols.

KEY RESPONSIBILITIES

Routine Maintenance
  • Develop and implement a routine maintenance program and schedule.
  • Establish a prioritization system for work orders.
  • Oversee the completion of routine maintenance tasks.
  • Manage vacant unit turnovers efficiently, ensuring timely completion of necessary work.
Preventative Maintenance
  • Create and execute a preventative maintenance program.
  • Supervise the performance of preventative maintenance tasks.
Vendor Management
  • Schedule and oversee vendor services.
  • Assist in evaluating the performance of contractors.
  • Manage vendor contracts and performance evaluations.
Organizational Duties
  • Maintain property records, including work schedules and logs.
  • Ensure work areas are organized and safe.
  • Manage inventory of tools and supplies.
Supervisory Responsibilities
  • Lead and mentor maintenance staff effectively.
  • Conduct training on safety and emergency procedures.
  • Manage employee schedules and performance evaluations.
ADDITIONAL REQUIREMENTS

High School Diploma or GED required. Two years of experience in residential property maintenance is essential, with supervisory experience preferred. A valid driver's license and HVAC certification are necessary for some locations.

CRIMINAL BACKGROUND CHECK

EAH Housing conducts background checks on all candidates who receive a conditional job offer. Verification of education and employment history is also required.
