Key Responsibilities:

We are looking for a dedicated Maintenance Technician to enhance our team. Ideal candidates should possess at least one year of maintenance or general labor experience and be available for a Monday to Friday schedule from 8 am to 5 pm, with occasional weekend on-call duties.

Preventive Maintenance Tasks:
  • Maintain cleanliness and functionality of the pool area.
  • Conduct weekly inspections and replacements of exterior lighting.
  • Perform routine property inspections to identify safety hazards or damages.
  • Prepare properties for seasonal changes.
Daily Responsibilities:
  • Respond promptly to emergency maintenance requests.
  • Conduct daily property walks to clear litter, debris, and waste.
  • Manage pet waste stations and ensure cleanliness in designated areas.
  • Maintain cleanliness in dumpster zones, including sweeping and pressure washing.
  • Prepare vacant units for new tenants as scheduled.
  • Complete work orders efficiently within a 24-48 hour timeframe.
  • Assist with various physical tasks as assigned.
  • Organize and maintain tools and storage areas.
  • Support landscaping efforts as directed by management.
  • Repair or replace damaged signage on the property.
  • Perform all tasks with attention to detail and efficiency.
Unit Turnover Duties:
  • Change locks and rekey units as necessary.
  • Assist in moving heavy appliances and equipment as required.
  • Help dispose of abandoned items appropriately.
  • Inspect and replace light fixtures as needed.
  • Repair or replace windows, doors, and other fixtures.
  • Check appliances for functionality and report issues.
  • Maintain plumbing fixtures and perform necessary repairs.
  • Handle repairs for blinds and ceiling fans.
  • Manage paint supplies and assist with painting tasks.
  • Document turnover and maintenance activities as required.
  • Work efficiently in a fast-paced environment.
Safety and Compliance:
  • Adhere to all safety regulations and company policies.
  • Address unsafe conditions promptly.
  • Utilize protective equipment as needed.
Additional Requirements:
  • Consistent attendance is essential.
  • Compliance with company policies is mandatory.
  • This position involves outdoor work in various weather conditions.
  • Physical tasks may include lifting heavy objects and using power tools.
  • Exposure to cleaning chemicals and paint is expected.
  • Reliable transportation and communication devices are necessary.
