Maintenance Operations Manager

About the Role:
We are seeking an experienced Maintenance Operations Manager to join our team at Blue Castle Agency. As a key member of our facilities team, you will be responsible for leading and managing the onsite maintenance team to deliver exceptional results.
Key Responsibilities:
- Team Leadership: Lead and manage the onsite maintenance team to ensure a world-class standard of service delivery.
- Facilities Management: Conduct routine inspections and preventive maintenance of all building-related systems to ensure optimal performance and efficiency.
- Request Management: Coordinate the response to resident maintenance requests in a timely and efficient manner, ensuring that all issues are resolved to the highest standard.
- Emergency Response: Reliably handle emergency situations and quickly communicate issues to your supervisor and fellow team members.
- Turnover Management: Effectively manage the apartment turnover process to ensure a seamless transition for residents.
- Vendor Management: Oversee the selection and management of all maintenance-related vendors to ensure cost-effectiveness and high-quality service delivery.
- Capital Projects: Manage capital projects onsite as needed, including the bid process and project/construction management.
- Financial Management: Assist with the creation of the property budget and ensure cost-effectiveness across all maintenance-related areas.

Requirements:
- Experience: 5+ years of experience in residential property management.
- Skills: Skilled in all areas of maintenance, turnover, and building systems. Ability to work independently and take initiative to solve problems.
- Certifications: One or more industry-trade certifications/degrees (NAHMS, CAMT, OSHA, HVAC, etc.) required.
