Job Title: Development Manager

At NexMetro Communities, we are seeking a highly skilled Development Manager to join our team in Atlanta. As a key member of our development team, you will be responsible for overseeing and managing construction projects, supporting market research, due diligence, entitlements, and financing efforts.

Responsibilities:
  • Provide oversight of third-party general contractors and their teams, including consultants, throughout the construction period.
  • Hold weekly on-site meetings with the General Contractor to monitor quality and progress.
  • Monitor construction activities and recommend corrective action to ensure quality standards are met.
  • Prepare preliminary construction estimates, proforma, and detailed budgets at various project stages.
  • Serve as the primary point of contact for the Atlanta region and provide day-to-day oversight of project management.
  • Perform due diligence tasks, evaluate property for development potential, and prepare feasibility studies.
  • Ensure projects are on time, on or under budget, and built to the highest standard of quality.
  • Organize and categorize development guidelines for various municipalities.
  • Coordinate with architects and other professionals on preliminary and working drawing design.
  • Perform hands-on project management, including direct oversight of third-party general contractors.
  • Lead turnover/acceptance walks and manage the transition of residential units.
  • Use verification techniques to manage changes in project scope, schedule, and costs.
  • Maintain positive relationships and communicate effectively with all project stakeholders.
  • Create and maintain comprehensive project documentation.

Requirements:
  • 4-8 years of experience in real estate development, preferably with multifamily site experience.
  • In-depth knowledge of the real estate development process, including entitlement, product design, construction, and financing.
  • Entrepreneurial aptitude combined with a strong work ethic and desire to learn.
  • High financial acumen.
  • Ability to think critically and execute sound judgment.
  • Ability to work independently with minimal supervision and communicate need-to-know information upstream.
  • Strong problem-solving and communication skills.
