Reports To: Vice President, Operations – Property Management
Overview:
The Commercial Real Estate Manager is tasked with overseeing daily management functions for designated medical office, commercial office, and retail properties. This role includes supervising a team comprising assistant property managers, property administrators, customer service managers, and maintenance personnel, tailored to the size and requirements of the property portfolio.
Core Responsibilities:
The Commercial Real Estate Manager is dedicated to enhancing and optimizing the value of the owner's investment in the properties. This includes directing business operations to maximize performance, profitability, and return on investment. Regular travel to portfolio properties is expected on a quarterly basis. Responsibilities also include planning, organizing, and managing property activities through effective resource utilization, including new leasing and lease renewals.
Key Duties:
1. Establish a tenant relations program focused on building operations and tenant comfort, fostering strong relationships with each tenant.
2. Oversee the collection of tenant rents and generate delinquency reports as per company policies.
3. Collaborate with the brokerage team on leasing activities as needed.
4. Address and report emergencies or significant issues affecting the portfolio to the Vice President, Operations - Property Management.
5. Lead staff to achieve goals, initiatives, and objectives at their respective properties.
6. Ensure compliance with Property Management Agreements and understand landlord and tenant obligations outlined in lease documents.
7. Guide portfolio staff through effective training, motivation, and development programs.
8. Solicit bids for service contracts for the assigned portfolio, prepare specifications, and recommend contracted services to the Vice President, Operations - Property Management.
9. Monitor service request response times and ensure maintenance staff efficiency.
10. Regularly inspect properties to assess personnel efficiency, including third-party vendors.
11. Review financial and operational performance of properties, ensuring benchmarks are met and recommending budget modifications when necessary.
12. Prepare monthly management reports, including financial statements and budget variance reports.
13. Develop annual operating and capital budgets for properties for review by senior management.
14. Conduct operational audits to ensure compliance with corporate policies.
15. Engage in community activities consistent with property management responsibilities, fostering relationships with key clients, industry associations, and vendors.
Qualifications:
- Minimum of 5 years of experience in commercial property management.
- Bachelor's degree in real estate, business, finance, or a related field is preferred.
- Real estate accreditation such as CCIM, CPM, RPA, or a real estate license is preferred.
Skills:
- Strong leadership abilities with excellent organizational and interpersonal skills.
- Capability to plan, assign, and direct the work of subordinate employees.
- Independent problem-solving and decision-making skills.
- Ability to manage multiple complex tasks simultaneously.
- Effective written and verbal communication skills.
- Proficient in financial software, Excel, and other spreadsheet applications.
