Job Summary

Vitra Housing LLC is seeking a highly skilled Regional Maintenance Manager to join our team. As a key member of our maintenance team, you will be responsible for ensuring the smooth operation of our properties, including maintenance, repairs, and preventative maintenance programs.

Responsibilities
  • Maintain all Vitra Housing properties within assigned areas, ensuring compliance with health, safety, and OSHA programs, policies, and procedures.
  • Respond to work orders in a timely manner, including after-hours on-call maintenance requests.
  • Participate in the on-call rotation with the rest of the Maintenance Team.
  • Review all maintenance requests, communicate with Vitra Team to ensure residents are properly communicated with regarding entry, timeline, follow-up, and inspections.
  • Complete ongoing and consistent property inspections to ensure proper maintenance and standards are achieved and sustained.
  • Follow all City, state, federal, and EPA air conditioning and refrigeration record keeping requirements and procedures.
  • Keep storage areas, tools, and equipment secure at all times.
  • Responsible for maintaining operations of an assigned portfolio, including organization of service requests, preventative maintenance program, compliance with safety standards, and customer service.
  • Assist Regional Operations Manager in the management of an excellent customer service, prioritize and assign service requests to additional maintenance team members and outsourced vendors/supplies as needed.
  • Monitor daily completion of service requests and follow up on any outstanding items.
  • Assist in the completion of service requests as necessary.
  • Inspect properties, grounds, buildings, and other community features regularly and on assigned basis to minimize liability concerns and to ensure excellent curb appeal at all times.
  • Maintain a preventative maintenance program that extends the life of the assets while minimizing future repairs.
  • Identify and implement energy-saving measures that promote conservation.
  • Manage maintenance supply inventory while adhering to budget guidelines.
  • Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Maintain hazard communications program; Teach and promote safe work practices.
  • Participate in monthly/quarterly property and unit inspections as required.
  • Assist residents with the move-in/move-out process.
  • Responsible for key control program. Schedule and direct workers in performance of all maintenance/repairs related to turn events within budgeted guidelines.
  • Supervise all vendors and contractors throughout the turn process.
  • Supervise maintenance team in preparing vacant units for marketing to include restoration and cleaning.
  • Direct workers in performance of scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.
  • Address resident and employee concerns and resolve issues in a timely and professional manner.
  • Assist with the general upkeep and cleaning of office, common areas, and model (all where applicable); maintaining accurate records at all times.
  • Work with Regional Operations Manager and Corporate team to obtain bids for capital improvements.
  • Work with Regional Operations Manager to maximize performance of property within budget guidelines.
Requirements
  • High School Diploma or Equivalent
  • Minimum of 5+ years in property management maintenance role
  • EPA Certification
  • Two years of Student Housing maintenance experience required, with participation in turn process.
  • Project management, construction management, capex project management experience required
  • Two year maintenance supervisory role preferred
Work Environment & Physical Demands

Physically demanding position with sitting, standing, lifting up to 50lbs. Daily travel from property to property around the local portfolio area, sitting in a vehicle for periods of time, sometimes long due to traffic or other unforeseen issues. Sitting at a desk for periods of time for workflow management and communication. Position requires ability to transport or move up to 50 pounds variable distances. Use of ladders to access heights in excess of eight to nine feet. The ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit. Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees. Frequent bending and/or stooping to access equipment and machinery necessary when assisting with or performing tasks.
