Key Responsibilities:

  1. HVAC and Plumbing Oversight: Conduct inspections and maintenance on HVAC systems and plumbing to guarantee peak performance. Ensure roofs and gutters are well-maintained.
  2. Contractor Management: Support supervisors in managing external contractors, ensuring adherence to quality standards and property guidelines.
  3. Service Request Management: Take charge of prioritizing service requests, collaborating with colleagues to provide effective and timely solutions. Monitor unit vacancies and initiate necessary repairs.
  4. Preventative Maintenance: Organize and execute quarterly preventative maintenance to extend the lifespan of equipment and reduce expensive repairs.
  5. Resident Engagement: Provide clear documentation of work completed in each unit, ensuring residents are informed and satisfied. Maintain a clean and welcoming community atmosphere, fostering positive interactions between residents and maintenance personnel.
  6. Pool Operations: Assist in the management and upkeep of the pool area, ensuring compliance with local regulations and maintaining appropriate chemical levels.
  7. Work Order Efficiency: Complete all work orders within a 24-hour timeframe, demonstrating commitment to resident needs.
  8. Safety and Compliance: Follow all company policies and safety protocols. Promptly report any hazardous or emergency situations.
  9. Team Coordination: Collaborate with property managers and supervisors to schedule and assign maintenance staff for routine and emergency tasks. Share on-call duties with team members.
  10. Training Support: Assist supervisors in training and mentoring other maintenance staff, promoting a culture of continuous improvement.
  11. Inventory Control: Help organize and maintain appropriate inventory levels of essential supplies, ensuring tools and equipment are in good working order.
  12. Property Maintenance: Ensure the property is tidy and free of debris, diligently maintaining all assigned areas.

Ideal Candidate Profile:

  • Education/Experience: High school diploma or equivalent (GED) with a minimum of five years of relevant experience.
  • Technical Expertise: Strong knowledge of HVAC, plumbing, electrical systems, and carpentry, with HVAC certification and Certified Pool Operator license preferred or willingness to obtain.
  • Interpersonal Skills: Friendly demeanor with the ability to empathize with residents, fostering positive relationships.
  • Mechanical Skills: Strong mechanical aptitude and enthusiasm for the role, with a proactive approach to identifying and resolving maintenance challenges.
  • Communication Skills: Ability to communicate clearly with residents and team members regarding repair timelines and processes.

Physical Requirements:

  • Schedule Flexibility: Willingness to work evenings and weekends, and participate in an on-call rotation.
  • Work Environment: Position involves working in residential buildings and outdoors, in various weather conditions.
  • Supervision: Operates with limited supervision, demonstrating self-motivation and independence.
  • Mobility: Frequent movement required to coordinate work, necessitating physical agility and stamina.
  • Physical Tasks: Regularly required to walk, climb, bend, stoop, reach, and lift objects weighing up to 50 lbs.
  • Driving Requirement: Must be able to operate a golf cart for transportation within the property and possess a valid driver's license.
