Part-time Make Ready Technician

Job SummaryThe Make Ready Technician works as part of the maintenance team to maintain the physical integrity of our communities. This role may involve participating in the on-call rotation, providing 24-hour emergency services to our residents.
Responsibilities- Assist in preparing market-ready apartments for new residents.
- Remove abandoned furniture, trash, and appliances as needed.
- Maintain common areas and dog park amenities to ensure they are clean, operational, and safe for our residents.
- Clean and maintain pools as directed (certified pool technicians only).
- Perform basic maintenance tasks as scheduled.
- Check and replace exterior lighting on a regular basis.
- Be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
- Paint office areas, outer lobbies, laundry rooms, restrooms, fitness centers, and rails around pools, including buildings and breezeways.
- Change locks and make keys as directed.
- Distribute resident communications, such as upcoming events, pest control notices, and newsletters.
- Ensure that all make-ready repairs and services are completed correctly and on schedule.

Qualifications- Must meet all physical requirements of the position, including lifting and carrying weights up to 50 pounds with assistance.
- Must score a minimum of 70% in the following categories of the maintenance technician test: Electrical, Plumbing, Make Ready, and Grounds.
- Must have at least 1 year of experience in apartment maintenance or equivalent education and/or demonstration of skill.
- EPA Type II or Greater certification is preferred but not required.
- Must have a valid driver's license and automobile insurance.
- Must be available to work a minimum of 40 hours per week, Monday through Friday, with occasional on-call emergencies and weekend work.
- Must enjoy outdoor work year-round.
- Must have a working smartphone suitable for use with various software applications.
- Strong customer service skills and a positive attitude are essential.
- Should be a team player and self-starter.
