POSITION SUMMARY:

The primary role of the Maintenance Assistant is to support the planning, organization, development, and management of the Maintenance Department's overall operations in compliance with current federal, state, and local standards, guidelines, and regulations. This position is essential in ensuring that the facility is maintained in a safe and comfortable environment.

KEY RESPONSIBILITIES:

  • Collaborate with other departments to coordinate maintenance services and activities. Provide written or verbal reports and recommendations to management as necessary regarding the Maintenance Department's operations.
  • Assist in the creation and implementation of a preventive maintenance strategy.
  • Conduct repairs on facility and resident property as needed. If repairs cannot be completed in-house, coordinate with external vendors to ensure cost-effective solutions, while supervising the completion of work in accordance with established contracts.
  • Identify and assess routine maintenance tasks, ensuring proper documentation of tasks that may involve exposure to bodily fluids.
  • Inspect storage areas, workspaces, and utility closets for cleanliness and supply management.
  • Participate in facility inspections conducted by authorized regulatory agencies and assist in developing corrective action plans for any maintenance deficiencies identified.
  • Stay informed about economic conditions and suggest adjustments to maintenance services to maintain a clean, safe, and comfortable environment.
  • Maintain confidentiality regarding resident health information and report any suspected violations to management.
  • Oversee safety and fire prevention programs by conducting weekly inspections of work areas and equipment.
  • Ensure that all personnel utilize appropriate safety equipment when handling heavy objects.
  • Monitor the condition of supplies and equipment to ensure a safe environment, promptly reporting any damage to management.
  • Assist in the development and enforcement of waste disposal policies for the maintenance department, ensuring compliance with safety protocols.
  • Conduct regular checks on equipment to ensure functionality and availability, while promoting efficient use of supplies to minimize waste.
  • Ensure that personal protective equipment is readily available for maintenance staff handling infectious materials.
  • Label or tag equipment contaminated with blood or other infectious materials before repair or decontamination.
  • Safeguard the confidentiality of all resident care information, reporting any unauthorized disclosures.
  • Be prepared to address emergencies as they arise, including adjustments to maintenance schedules.
  • Ensure proper disposal of medical waste in accordance with established facility procedures.
  • Perform additional duties as assigned.

QUALIFICATIONS:

  • A minimum of a high school diploma or equivalent is required.
  • Knowledge of mechanical systems, including boilers, compressors, and generators, is essential.
  • Ability to read and interpret blueprints is necessary.
  • Familiarity with building codes and safety regulations is required.
  • Proficiency in reading, writing, speaking, and understanding English is essential.
  • Must be capable of making independent decisions when necessary.
  • Ability to interact tactfully with residents, families, visitors, and government personnel is important.

PHYSICAL REQUIREMENTS:

  • Must be able to move throughout the workday.
  • Ability to work independently while demonstrating flexibility and integrity.
  • Must meet general health requirements as outlined by facility policies, including medical and physical examinations.
  • Ability to relate to and work with individuals who may be ill, disabled, elderly, or emotionally distressed.
  • Must be able to lift, push, pull, or carry a minimum of 25 pounds to a height of 5 feet and move such weight a distance of at least 50 feet.
  • May be required to assist in evacuating residents during emergencies.
