Job Summary

We are seeking a highly skilled and experienced Project Manager to join our team at Horizon Develop Build Manage. As a key member of our operations team, you will be responsible for the day-to-day management of our properties, ensuring seamless operations, and delivering exceptional resident experiences.

Key ResponsibilitiesLeadership
  • Foster a positive and inclusive community environment, promoting harmony and enforcing property rules.
  • Address maintenance requests and report issues to the Regional Manager in a timely and efficient manner.
General Office
  • Manage communications and office tasks, ensuring seamless day-to-day operations.
  • Oversee contractors and vendors, ensuring high-quality services and timely completion of tasks.
  • Facilitate resident meetings and handle petty cash, maintaining transparency and accountability.
Social Programming
  • Organize and implement social activities and events, promoting resident engagement and community building.
  • Participate in community service organizations, fostering positive relationships and promoting social responsibility.
Housekeeping and Maintenance
  • Perform light housekeeping and ensure vacant apartments are show-ready, maintaining a high level of property presentation.
  • Assist with minor plumbing and heating system issues, ensuring prompt resolution and resident satisfaction.
Leasing and Marketing
  • Develop and implement marketing plans to achieve 100% occupancy, driving business growth and revenue.
  • Conduct tours, application interviews, and lease signings, ensuring a seamless and efficient leasing process.
  • Perform outreach marketing and maintain prospect records, staying ahead of the competition and driving business growth.
Compliance
  • Conduct annual recertification interviews and complete necessary paperwork, ensuring compliance with company policies and regulations.
  • Ensure compliance with company policies and regulations, maintaining a high level of regulatory adherence.
Other Duties
  • Perform additional tasks as assigned, demonstrating flexibility and adaptability in a fast-paced environment.
RequirementsEducation and Experience
  • Bachelor's degree in construction management, Civil Engineering, or a related field, preferred.
  • Minimum of 5 years of experience in project management within multi-family construction, with an emphasis on multi-building projects ranging in size from $10MM - $60MM.
  • Proven ability to manage multiple projects simultaneously, maintaining attention to detail and quality.
  • Strong knowledge of construction processes, materials, and legal requirements.
  • Excellent leadership, communication, and organizational skills.
  • Proven abilities of critical thinking, attention to detail, and highest quality standards.
  • Proficiency in project management software and tools.
  • Ability to work under pressure and meet tight deadlines.
  • Valid driver's license and ability to travel to project sites as needed.
Physical Demands and Work Environment
  • Regularly required to sit, stand, bend, twist, lift, and reach.
  • Operate a computer keyboard, office equipment, and telephone.
  • Frequently move about and reach for items.
  • Occasionally lift/move up to 50 pounds and climb ladders.
