POSITION OVERVIEW & PURPOSE

The Leasing Consultant II assists in the daily leasing operations for all OmniTRAX properties.

ESSENTIAL DUTIES & RESPONSIBILITIES
  • Prepare necessary documentation for the leasing file upon receiving an application. If the applicant is approved, organize and send lease documents prior to their move-in date.
  • Market available units through various advertising channels, outreach initiatives, and participation in multiple online listing platforms.
  • Conduct competitive analysis by visiting similar communities in the area to stay informed about available apartment homes and maintain competitive pricing.
  • Engage in training seminars and online courses to remain knowledgeable about current laws, regulations, and best practices in the multi-family housing sector.
  • Achieve and maintain 85% compliance with online training courses provided by the company, including all scheduled training sessions.
  • Attain an average score of 90% or higher on evaluations conducted by the company.
  • Arrange appointments to showcase apartment homes to potential renters.
  • Ensure timely follow-up with all leads.
  • Conduct property inspections to ensure model units and grounds are presentable for prospective tenants.
  • Process work orders for both apartments and community areas.
  • Provide virtual and in-person tours of the community to interested renters.
  • Inspect vacant and leased apartments to assess their condition before client showings.
  • Verify the quality of apartments prior to tenant move-in.
  • Input work orders for any necessary repairs or maintenance before applicants take possession.
KNOWLEDGE, SKILLS, & ABILITIES
  • Strong written and verbal communication skills, including the ability to write reports and business correspondence.
  • Capability to effectively present information and respond to inquiries from various stakeholders.
  • Ability to read and interpret business publications, professional journals, and government regulations.
  • Skill in identifying problems, gathering data, and drawing valid conclusions.
  • Ability to interpret complex technical instructions and manage multiple variables.
  • Proficiency in solving practical problems in diverse situations.
  • Basic mathematical skills, including the ability to compute rates, ratios, and percentages.
  • Competence in analyzing and interpreting lease agreements.
  • Proficient in computer software applications, including word processing and data analysis tools.
  • Strong organizational skills with the ability to manage multiple tasks effectively.
  • Consistently professional and responsive in customer service interactions.
  • Self-motivated with strong time management skills.
  • Commitment to maintaining high ethical standards in all professional interactions.
QUALIFICATIONS & COMPETENCIES
  • High School Diploma or Associate Degree.
  • 1-2 years of experience in a related role.
  • Eligibility to work in the U.S. is required.

SCHEDULE

This is a full-time position with working hours from 9 AM to 6 PM. Weekend availability is required, and hours may vary based on business needs.

WORKING CONDITIONS

Work is primarily conducted indoors in a controlled environment, with some outdoor exposure during property tours. Adjustments to working conditions may occur to ensure employee safety and compliance with health regulations.

COMPENSATION

WAGES
  • This position offers an hourly wage.
  • Salary Range: $18 - $21.
  • Compensation is determined based on merit, seniority, performance, and relevant experience.
  • Additional compensation may include commission and an annual bonus.
