Key Responsibilities:- Collaborate with senior management to deliver optimal service to tenants and maintain positive relationships with service providers.
- Oversee the accurate and timely completion of tenant maintenance service requests.
- Meet with and direct specialty vendors, including scheduling of monthly maintenance with office staff.
- Complete incident reports as necessary.
- Conduct daily walks of the building to ensure security, cleanliness, and safety of each tenant.
- Inspect the building monthly to ensure proper plumbing, electrical, HVAC operations, and evaluate cleanliness and organization of maintenance closets, electrical rooms, mechanical rooms, fire exit stairwells, fire life safety equipment, lighting systems, and security of doors.
- Ensure the availability of an adequate operating inventory of tools and supplies.
- Evaluate vendors and suppliers on a regular basis with regard to quality of work and report any issues or concerns to the property manager.
- Verify the accuracy of deliveries for count, pricing, and description.
- Perform periodic checks of tool and instrument inventory.
- Monitor the quality of maintenance work performed by outside contractors.
- Ensure the timely performance of maintenance contract work on elevators, radio communications equipment, card access system, fire alarm system, in-ground sprinkler system, chillers, emergency generator, etc. with property management support.
- Track electrical/mechanical loads for all critical systems.
- Oversee the fulfillment of equipment warranty obligations by the original installer.
- Secure equipment manuals and drawings from installers/contractors.
- Lead and/or assist with event setup/teardown activities, including electrical, audio visual, coordinating with security tasks as needed.
- Maintain the equipment, including cleaning, inspecting, calibrating, and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels in tandem with HVAC contracted providers.
- Understand the engineering design and operational aspects of each building system and immediately recognize system shortcomings when they occur.
- Direct experimentation with building systems to yield a more energy-effective or comfortable operation.
- Monitor the allocation of building system capability to various base building and tenant needs, specifically UPS/generator and cooling system capacities.
- Devising technical enhancements that will improve aspects of building operation.
- Identify equipment that may require replacement or reconditioning, resulting in the need for client capital and report to the property manager for annual budgets.
- Perform emergency or preventative maintenance repairs off-hours as directed on nights and weekends as needed.
- Provide on-call support as required.
- HS Diploma with a minimum of 7+ years of field experience with trade school training or 8+ years of total field experience.
- Good interpersonal and communication skills, both written and verbal.
- Good computer skills, proficient in MS Office programs.
- Highly proficient in the use of email and BAS, Access Control, and Security systems.
- Superior customer service skills and orientation, with a collaborative style and ability to maintain professionalism under stressful situations.
- Strong organizational skills and attention to detail, with the ability to plan and manage work under time constraints without direct supervision.
- Sound troubleshooting skills and the capacity to fully resolve problems.
- Ability to read HVAC, electrical, plumbing, and architectural blueprints.
- Ability to use hand tools, power tools, and perform basic electric, plumbing, and carpentry tasks.
