As an HVAC Maintenance Specialist, you will play a crucial role in ensuring the optimal performance of our heating, ventilation, and air conditioning systems. This position operates under the guidance of the Maintenance Supervisor and/or the Senior Director of Facilities.

Key Responsibilities:

  • Oversee the maintenance of mechanical rooms, air handling units, pumps, valves, and various water systems.
  • Assist in the development of a weekly HVAC schedule and monitor system controls to maintain comfortable temperature and humidity levels throughout the facility.
  • Conduct repairs on mechanical, electrical, and electronic components of HVAC systems, prioritizing in-house solutions while coordinating with external contractors when necessary.
  • Implement a preventive maintenance program for all HVAC equipment, ensuring timely updates in maintenance logs and equipment files.
  • Support construction and renovation projects, as well as special event setups, as required.
  • Perform a variety of general maintenance tasks, including electrical, plumbing, painting, and carpentry work.
  • Manage inventory levels of refrigerants and HVAC supplies, making recommendations for purchases as needed.
  • Maintain cleanliness and organization of HVAC-related stock areas.
  • Be available for flexible shifts, including nights, weekends, and holidays, to accommodate events.
  • Respond to emergency calls within a specified timeframe and make necessary system adjustments remotely when required.

Supervisory Role:

This position does not include supervisory responsibilities.

Qualifications:

  • Proficient in the use of hand and power tools, meters, and recording instruments.
  • Ability to read and interpret blueprints and schematics.
  • Strong understanding of chiller plant operations and energy management systems.
  • Experience in electrical, pneumatic, and mechanical system repairs is essential.
  • Familiarity with building maintenance practices in large facilities is preferred.
  • Excellent organizational skills and knowledge of computerized HVAC control systems are required.

Education and Experience:

A certification as a Commercial HVAC technician is preferred, along with a background in commercial or large facility environments. A minimum of two years of experience as a chiller plant operator or commercial service technician is required, along with a high school diploma or equivalent.

Physical Requirements:

This role involves frequent standing, use of hands for operating tools, and the ability to lift and move heavy objects. Reasonable accommodations may be made for individuals with disabilities.

Work Environment:

The work environment may include moderate to high noise levels, and employees must be able to work safely around large equipment and power tools.
