Project Manager Role

The Project Manager is responsible for overseeing all aspects of the project, ensuring timely completion, budget adherence, and exceptional quality. Key responsibilities include managing project costs, field labor, subcontractors, and vendors, as well as championing project safety and maintaining a safe work environment.

Key Responsibilities

  1. First Line ownership/accountability/responsibility of the project(s) with no excuses.
  2. Maintains and acts in accordance with the company's core values.
  3. Champion of project safety.
  4. Maintains a safe and secure work environment through maintaining safety meetings, incident investigations, and employee involvement.
  5. Total responsibility of executing a project through the project life cycle.
  6. Provides key leadership and responsibility for planning and all trades to ensure work meets or exceeds code & project requirements, under budget, and on time installation.
  7. Ensures compliance with state, local, and federal legal requirements and operates the project office with the highest business ethics.
  8. Ensures the quality of work to corporate standards and project requirements.
  9. Conducts and documents operational project meetings (Hand-Off Meeting, Kick-Off Meeting, etc.) with appropriate parties and in a timely manner.
  10. Negotiates and prepares vendor and subcontractor purchase orders and evaluates submittals to reflect contract drawings, specifications, and estimate.
  11. Performs project set-up, job costing system with labor, material, other, and subcontract cost codes.
  12. Submits to business unit operations manager for approval.
  13. Conducts monthly reports and cost reviews, capturing deviations from plan or schedule early and keeps all project team members, Vice President or Business Unit Operations Manager, and Business Unit Manager informed to bring the job in on time and under budget.
  14. Meet or exceed all financial budgets and labor productivity goals.
  15. Drives cash flow by establishing construction schedule of values, timely and accurate billing, and collection of payment and cash management of subs.
  16. Responsible for obtaining and coordinating appropriate lien waivers, state notifications, and tax documentation as required.
  17. Responsible for coordinating and quality assurance of project detail drawings.
  18. Estimates change orders and submits to Vice President or Business Unit Operations Manager for approval prior to submitting to customer.
  19. Daily project requirements include, but are not limited to: attend job site meetings, schedule deliveries, perform project site documentation, review job site labor reports with supervision, tool/equipment rental requisition, coordinate job progress, material, and consumables requisitions, preparation and tracking of request for information, assist supervision with permitting and inspections, approve vendor/sub invoices, status reports, monthly billings, and collections.
  20. Builds and maintains strong customer relations with general contractor, subcontractors, vendors, and owner, assuring customer satisfaction with a 'can-do attitude'.
  21. Monitors status of Risk Management, including ensuring proper Notice to Proceed, C.O.s, contracts, Certificate of Insurance, and Bonds.
  22. Accountable for productivity, safety, and theft.
  23. Identifies and develops field personnel, including workers, foreman, and superintendent.
  24. Verification of quality, accuracy, delivery, and installation of fabrication and equipment, assuring product meets project plans, specifications, and local code requirements.
  25. Finalizes O&M and start-up manuals.
  26. Coordinates Start-up and commissioning process.
  27. Calls for a final inspection certificate.
  28. Works with supervision to complete punch list and prepare As-Built drawings.
  29. Prepare and sends Customer Warranty Letter.
  30. Conducts Owner Orientation as required.
  31. Collects payments and retainage, closes project financials, and files & stores documentation.

Requirements

Required Education, Experience, and Qualifications:

  • 4 Year Degree in Construction Management OR applicable fieldwork experience.
  • Minimum 5+ years verifiable Project Management experience working for a mechanical subcontractor in the areas of commercial HVAC and Plumbing.
  • Must have verifiable experience in working on various projects at a time.
  • Certifications/Licensure.
  • Knowledge, Expertise & Qualifications.
  • Effective verbal and written communication skills.
  • Detail-oriented and willing to tackle various ongoing projects in a fast-paced environment.
  • Versed in the industry and the Company's competitors.
  • Ability to multitask and perform duties outside of the scope of work when necessary.

Travel Requirements:

  • 25% of time will be spent traveling to job site(s)/office location.

Physical/Work Environment Requirements:

  • NFPA 70 compliant uniform (1 set will be provided by the company and replaced annually).
  • Ascending and descending ladders, stairs, scaffolding, ramps, and/or poles.
  • Climbing stairs.
  • Moving self in different positions to accomplish tasks in various environments including tight and confined spaces.
  • Repeating motions that may include the wrists, hands, and/or fingers.
  • Operating machinery and/or power tools.
  • Outdoor elements such as precipitation, heat, cold, and/or wind.
  • Noisy environment.
  • Light to heavy work that includes adjusting and/or moving objects from 20-100 pounds.

Pay Range:

USD $96,250.00 - USD $128,480.00/Hr.
