Position Overview

As a Residential Escrow Officer, you will be the enthusiastic advocate for seamless closing experiences. You will oversee all facets of residential escrow transactions, from documentation to signing ceremonies, ensuring that each step toward homeownership is a delightful journey.

Your role will involve close collaboration with real estate professionals, lenders, buyers, and sellers to facilitate smooth and timely closings while prioritizing the satisfaction and peace of mind of our valued clients. Your key responsibilities will encompass preparing and reviewing documents, coordinating with all parties involved in the transaction, disbursing funds, and maintaining precise records, all while delivering exceptional customer service throughout the process.

Key Responsibilities

Typical duties of the position may include:
  • Communicating effectively with clients to manage new and existing title orders.
  • Answering phone calls and directing inquiries to the appropriate department or individual with professionalism and courtesy, ensuring prompt handling of client requests.
  • Reviewing title commitments, including:
    • Verifying accuracy in insured parties, values, and rates as filed.
    • Cross-referencing property descriptions on commitments with surveys, policies, mortgages, deeds, purchase agreements, and other legal documents to ensure accuracy and completeness.
    • Assessing title requirements as outlined in the commitment and obtaining necessary documentation, such as deeds, mortgage payoffs, discharges, trust documents, and other pertinent legal documents to establish a marketable title.
  • Scheduling and coordinating closing appointments with all parties involved in transactions.
  • Preparing escrow settlement documents as directed by the company, lenders, attorneys, and purchase agreements, including prorating taxes, rents, and other required items.
  • Conducting closings:
    • Explaining closing documents to the parties involved, addressing questions regarding figures on the closing statement, and securing all necessary signatures.
    • Collecting and disbursing funds and documents to the appropriate parties.
    • Maintaining follow-up necessary for the completion of transactions and issuance of policies.
    • Drafting written escrow agreements per the contract or provided instructions.
  • Filing and recording transaction documents for the issuance of final policies.
  • Utilizing reliable transportation to travel to off-site locations for closings.
The Escrow Officer may be assigned additional tasks to support departmental objectives.

Qualifications and Skills
  • Acting as a company representative to clients, serving as a liaison with realtors, lenders, attorneys, and others.
  • Understanding the purpose and use of title insurance and related services, as well as the terminology involved in escrow transactions.
  • Familiarity with real estate-related documents, local escrow procedures, legal descriptions, sales techniques, and mortgage lending principles.
  • Knowledge of terms, conditions, covered risks, and exclusions from coverage of underwriters' policies and products.
  • Flexibility to work a varied schedule, including nights and weekends as needed.
  • Understanding of local and state tax and recording standards.
  • Strong decision-making abilities.
  • Capability to perform tax prorations and similar calculations associated with closing documents.
Education and Experience

Associate degree with a minimum of two years of experience in the real estate title industry or an equivalent combination of education and experience.

Licenses

Resident Producers License with the State.

Valid State Driver's License.

Preferred Notary Public.

Computer Skills

Proficient in Microsoft Office and web-based industry programs, including RamQuest software.
