Position Overview:

The primary responsibility of the Construction Supervisor is to oversee the home building process within a Smith Douglas Homes community, ensuring that all projects are completed on time and adhere to the highest standards of quality, efficiency, cost management, and customer satisfaction.

Key Responsibilities:

  1. Utilize SMART (proprietary software) to access necessary reports for the role.
  2. Direct the construction of homes in accordance with the SMART-generated schedule.
  3. Coordinate the start of framing and monitor the project's progress.
  4. Verify material quantities against purchase orders through checking and counting.
  5. Conduct municipality and internal inspections (foundation, framing, and quality control).
  6. Complete site inspection documentation.
  7. Ensure that the work of Trade Partners meets specifications and is completed as scheduled.
  8. Identify Trade Partners with delays and negotiate timely completion.
  9. Hold trades accountable for performance deficiencies.
  10. Collaborate with trades to find mutually beneficial solutions when issues arise.
  11. Recognize the need for new Trade Partners when required.
  12. Ensure homes comply with quality and construction standards as well as printed specifications.
  13. Manage costs to align with budgetary constraints.
  14. Assess the net cost of Variance Purchase Orders and negotiate rework when necessary.
  15. Facilitate the acceptance of homes through the quality assurance process.
  16. Conduct homeowner orientations and acceptance walkthroughs with clients.
  17. Work alongside Sales Agents to address customer concerns and participate in weekly community meetings.
  18. Obtain Building Certificates of Occupancy.
  19. Maintain cleanliness within the community.
  20. Transform model homes as needed for sale.
  21. Keep accurate records of rainfall events within the community.

Minimum Qualifications:

Education:

  • Bachelor's degree in Construction Management or a related field is advantageous.

Experience:

  • A minimum of 3 years of prior construction experience.
  • Proficient understanding of residential construction or a similar field.
  • Experience in supervising, mentoring, and developing team members.

Certifications:

  • 10-Hour OSHA Hazard Recognition Training for the construction sector.
  • GSWCC Level 1A certification.

Technical Skills:

  • Ability to learn SMART (Proprietary software).
  • Proficiency in Microsoft Office.
  • Internet navigation skills.
