Job Overview

POSITION SUMMARY:

The Senior Facilities Engineer oversees the daily operations of the physical infrastructure and associated support systems of the facility, reporting directly to the Chief Engineer. This role involves collaboration with Property Management and the Regional Director of Engineering to effectively implement and uphold the energy management framework, preventive maintenance protocols, quality benchmarks, and operational objectives that align with the interests of both the property owner and Transwestern (TW). The Senior Facilities Engineer is committed to enhancing the property's value while delivering exceptional customer service to tenants, prospective tenants, vendors, and property owners.

KEY RESPONSIBILITIES:

  • Foster a strong relationship with property management to ensure timely updates on work orders, including tenant requests and preventive maintenance tasks.
  • Oversee inventory management systems to guarantee the availability of necessary parts and supplies.
  • Assist in the financial management of property operations, including the selection and evaluation of suppliers and contractors.
  • Maintain accurate records of expenses and ensure compliance with TW policies and procedures.
  • Administer capital and operational budgets in conjunction with the Chief Engineer and Property Management.
  • Ensure that all services provided enhance the operational efficiency and aesthetic appeal of the property.
  • Monitor the performance of engineering systems and ensure compliance with established quality standards.
  • Conduct regular inspections and performance tests on critical systems, including HVAC, plumbing, and electrical systems.
  • Respond promptly to tenant requests and execute preventive maintenance tasks effectively.
  • Communicate effectively with all stakeholders, fostering a collaborative environment.

EMERGENCY RESPONSE:

Act as a key resource during emergencies, ensuring compliance with safety protocols and assisting emergency personnel as needed.

ADDITIONAL DUTIES:

Participate in the training and development of junior engineering staff and take initiative in addressing property-related challenges.

QUALIFICATIONS:

Education: High school diploma or GED equivalent; EPA Universal refrigerant certification is mandatory.

Experience: A minimum of 4 years in building maintenance, with an associate degree in HVAC design or technical training considered as a substitute for experience.

Technical Skills: Comprehensive knowledge of HVAC, electrical, and building automation systems; proficiency in reading blueprints and schematic diagrams.

Personal Skills: Ability to manage time effectively, handle multiple priorities, and maintain a strong work ethic.

Physical Requirements: Capability to lift and carry objects weighing up to 50 pounds and navigate ladders and stairs.
