Job Overview

PRIMARY ROLE

The Construction Financial Analyst plays a crucial role in managing the financial aspects of assigned construction projects. As an integral part of the project team, this position collaborates with various team members to ensure smooth project administration.

Key Responsibilities of the Construction Financial Analyst (including but not limited to):

  • PROJECT INITIATION - Reviewing the primary contract in conjunction with the project team and distributing the finalized AIA or AGC contract.
  • COST ANALYSIS - Preparing and verifying a monthly Job Cost Report for the Job Cost Meeting, while entering monthly forecasts as directed by the Project Manager.
  • MEETING PARTICIPATION - Engaging in Turnover Meetings, Pre-Punch Meetings, Job Cost Meetings, and Closeout Meetings.
  • CLIENT INTERACTION - Building and maintaining a constructive relationship with all client representatives associated with the project.
  • PROJECT INVOICING - Initiating monthly project invoicing by generating a G703 for each project and ensuring timely submission of all project invoices. Proactively contacting clients to confirm payment timelines.
  • CHANGE ORDER MANAGEMENT - Drafting the AGC or AIA summary change order for all change order requests as needed by the Project Manager.
  • CONTRACTS AND ORDERS - Preparing and disseminating final versions of Subcontract Agreements (including Master Subcontracts), Purchase Orders, and Change Orders.
  • LIEN NOTICES AND AGREEMENTS - Reviewing all subcontractor and supplier preliminary lien notices for accuracy and tracking them to ensure compliance with supplier liabilities during Subcontractor payments.
  • INSURANCE AND LICENSING - Gathering and monitoring insurance and licensing documentation to ensure all subcontractors are adequately insured and licensed before and throughout the project duration.
  • PAYMENT APPLICATION MANAGEMENT - Collecting monthly subcontractor payment applications, ensuring accuracy, and preparing them for project disbursement. Disbursing funds to subcontractors while ensuring compliance with all supporting documentation.
  • GENERAL INVOICE MANAGEMENT - Collecting and reviewing all general invoices, matching them with Vendor Purchase Orders when applicable.
  • SUBCONTRACTOR RELATIONSHIP MANAGEMENT - Establishing and nurturing positive working relationships with all subcontractor representatives assigned to the project, keeping them informed of any accounting or administrative matters related to the project.

Qualifications and Skills:

  • Minimum of 2 years of experience in construction cost accounting.
  • Strong interpersonal and communication skills.
  • Proficient in Microsoft Office Suite.
  • Self-motivated with a professional demeanor and a strong work ethic.
  • Highly organized with exceptional attention to detail and problem-solving skills.
  • Driven personality capable of working independently to achieve results.
