Position Overview:
The Assistant Superintendent plays a crucial role in managing all on-site operations for construction projects, ensuring that all tasks are executed safely, efficiently, and in accordance with established quality standards. This position demands a proactive leader with substantial experience in commercial construction, strong organizational capabilities, and adeptness in managing large teams and intricate projects.
Core Responsibilities:
- Project Leadership: Direct the on-site construction workforce and oversee every phase of the construction process from initiation to completion.
- Safety Oversight: Establish and uphold safety measures to guarantee a secure working environment for all personnel and subcontractors.
- Quality Assurance: Supervise construction activities to ensure compliance with project specifications, building regulations, and quality benchmarks.
- Project Scheduling: Create and manage project timelines, collaborating with project managers, subcontractors, and suppliers to ensure milestones are met punctually.
- Resource Allocation: Efficiently distribute labor, equipment, and materials to achieve project objectives and deadlines.
- Financial Oversight: Assist in the management of project budgets, monitor expenditures, and implement cost-control strategies to adhere to financial plans.
- Subcontractor Management: Monitor subcontractor performance, ensuring alignment with project timelines and quality expectations.
- Issue Resolution: Proactively identify and address any challenges or disputes that may arise during the construction process, ensuring project continuity.
- Client Relations: Foster open communication with clients, addressing inquiries and keeping them updated on project developments.
- Documentation Management: Maintain comprehensive and accurate project documentation, including daily logs, change orders, and request for information (RFI) records.
Qualifications:
- Experience: A minimum of 10 years in multi-family construction, with at least 5 years in a supervisory capacity.
- Education: A Bachelor’s degree in Construction Management, Civil Engineering, or a related discipline is preferred but not mandatory.
- Skills:
- Exceptional leadership and team management skills.
- Strong communication and interpersonal abilities.
- Proficient in project management software and construction technologies.
- Comprehensive understanding of construction methodologies, materials, and regulations.
- Certifications: OSHA 30-hour certification is required; PMP or similar certifications are advantageous.
