Maintenance Technician for Senior Housing Facilities

We are seeking a skilled Maintenance Technician to join our team at TELACU Residential Management, Inc. (TRM). As a key member of our maintenance staff, you will be responsible for ensuring the overall upkeep and safety of our senior housing facilities.

Job Summary

The successful candidate will possess a strong background in building maintenance and repair, with experience working with various systems and equipment. They will be responsible for performing routine and extensive preventative maintenance and repairs, inspecting facilities daily for safety hazards, and communicating concerns to the Regional Maintenance Supervisor.

Key Responsibilities
  • Conduct daily inspections of grounds, buildings, and mechanical equipment to identify potential safety hazards and report them to the Regional Maintenance Supervisor.
  • Collaborate with the Property Manager to complete Service Requests for tenants within 24 hours of receipt.
  • Support the Regional Maintenance Supervisor with training new hires and REAC inspections.
  • Maintain the Preventive Maintenance Chart and ensure all necessary repairs are completed in a timely manner.
  • Clean and prepare vacant units for occupancy, including removing old finishes and preparing surfaces for repairs.
  • Mix and store cleaning solutions and chemicals according to established protocols.
  • Clean facility offices and common areas as outlined in the Preventive Maintenance Schedule.
  • Remove graffiti within 24 hours of observation/notice.
  • Act as liaison between vendors and the Regional Maintenance Supervisor, providing access to equipment and reporting status on repairs and services.
  • Order pre-approved janitorial supplies, chemicals, and materials, ensuring proper inventory levels are maintained.
  • Occasionally drive own vehicle to other company facilities and supply stores for business purposes.
Requirements
  • High school diploma or General Education Degree (GED) required.
  • 2-4 years' hands-on building maintenance experience preferred.
  • Formal training from a trade school or certifications in HVAC, plumbing, electrical, appliances, flooring, etc. desired.
  • Course work or seminar attendance in Fair Housing, Customer Service, REAC, and other building/unit inspections beneficial.
Salary & Benefits

We offer a competitive salary range of $55,000 - $65,000 per year, based on experience. In addition to a comprehensive benefits package, including medical, dental, vision, and retirement plans, we also offer paid time off, education reimbursement, and opportunities for professional growth and development.

Location

This position is located in California, with occasional travel required to other company facilities and supply stores.
