The Regional Maintenance Manager is responsible for overseeing the short- and long-term maintenance objectives of their portfolio of assets, ensuring that the physical condition, appearance, and capital needs of the apartment communities are achieved. This role requires a technically proficient individual with a hands-on attitude and exceptional leadership and communication skills.
Key Responsibilities- Assist Community Managers and Maintenance Supervisors in hiring and retaining exceptional service personnel.
- Develop and implement preventive maintenance procedures in conjunction with on-site maintenance personnel.
- Conduct monthly, quarterly, and semi-annual property visits/inspections and report findings to the Community Managers and Regional Supervisor.
- Assist in coordinating redevelopment work with Construction and Property Management, as needed.
- Ensure compliance with EPA and OSHA regulations, as well as applicable local, state, and federal laws.
- Develop, comprehend, and manage capital budgets.
- Provide training on-site as needed to aid maintenance personnel in the most efficient performance of their duties.
- Establish and implement cost savings and/or value-added services and products.
- Identify and support implementation of processes to improve operational efficiencies, reduce expenses, and improve customer satisfaction.
- Five or more years' progressive maintenance management responsibility.
- Prior multi-site management experience preferred.
- Multifamily apartment experience required.
- Experience with Yardi or other property management accounting software.
- Strong working knowledge with Microsoft Excel, Word, and Outlook.
- Strong working knowledge with smart phones, tablets, and apps process.
- Ability to read, write, understand, and communicate in English.
