Position Title: Maintenance Technician

Role Overview:

The Maintenance Technician is responsible for executing maintenance tasks as directed by the client or supervisor. This includes managing work orders through the Computerized Maintenance Management System (CMMS) and performing scheduled preventive maintenance.

Key Responsibilities:

  • Conduct routine maintenance and repairs on plumbing systems.
  • Replace and maintain lighting fixtures and bulbs.
  • Perform painting and touch-up work on interior and exterior surfaces.
  • Assist with small-scale projects as assigned by management.
  • Set up and dismantle event setups as required.
  • Operate snow removal equipment to ensure safe access to walkways and parking areas.
  • Utilize lifts for maintenance tasks such as changing light bulbs and installing banners.
  • Maintain cleanliness and organization of facilities, including waste removal.
  • Engage with clients to assess and fulfill maintenance needs effectively.
  • Coordinate with subcontractors and trades as necessary for specialized tasks.
  • Document and submit maintenance reports in a timely manner.
  • Manage time efficiently and maintain productivity while working independently.
  • Be available for emergency calls and work outside of regular hours as needed.

Supervisory Duties: This position does not include supervisory responsibilities.

Qualifications:

To excel in this role, candidates must demonstrate the ability to perform essential duties effectively. The following qualifications are essential:

  • Associate's degree or equivalent experience from a technical trade school.
  • Two to five years of relevant mechanical experience, including plumbing and carpentry.
  • Strong communication skills for interacting with clients and team members.
  • Ability to read and interpret safety guidelines and maintenance instructions.
  • Basic mathematical skills for calculations related to maintenance tasks.

Physical Requirements:

This role requires physical stamina and the ability to lift up to 25 pounds regularly, with occasional lifting of heavier items. Candidates must be able to perform tasks that involve standing, walking, climbing, and using hands for various maintenance activities.

Work Environment:

Employees may encounter various environmental conditions, including exposure to mechanical parts, temperature extremes, and moderate noise levels. Safety precautions must be adhered to at all times.
