We are seeking a highly skilled and experienced Commercial Building Operations Director to join our team at National Real Estate Firm. As a key member of our operations team, you will be responsible for the day-to-day management and maintenance of our commercial properties.

Key Responsibilities:

  • Manage the efficient operation, maintenance, and repair of all building and site systems, including HVAC, electrical, lighting, plumbing, energy management, and fire protection.
  • Assist with calls and service requests for repairs in tenant spaces and building systems as required.
  • Perform Preventive Maintenance (PM) on all mechanical, electrical, and plumbing systems, and log the results in accordance with building standard operating procedures.
  • Ensure all mechanical equipment, mechanical and electrical areas are clean, organized, and in working order, in accordance with company standards and relevant codes and regulations.
  • Interact and cooperate effectively with tenants, customers, contracted services personnel, management, and building staff using correct communication skills and following the proper communication channels.
  • Maintain up-to-date files of building plans, equipment specifications, and all maintenance logs, as required by Owner, Company, Local, State, and National regulations.
  • Maintain an up-to-date inventory of needed and required spare parts and tools.
  • Order supplies and parts for delivery and/or pick up as approved and directed by supervisor.
  • Respond to and provide after-hour on-call services as required.
  • Perform all duties and tasks assigned, including assignment to other properties.
  • Work collaboratively with staff, including training where needed.
  • Supervise any outside vendors or subcontractors.

Requirements:

  • A minimum of 5-7 years of experience as a Building Engineer or equivalent experience and responsibilities, including working knowledge of commercial office building plumbing, electrical, fire, and various HVAC systems, as well as pneumatic, DDC, and building automation control systems.
  • EPA Universal certification highly desired.
  • Strong interpersonal and supervisory skills, with the ability to communicate effectively with co-workers, tenants, and vendors.
  • Strong technical and problem-solving abilities, including those related to mechanical controls.
  • Possess knowledge of safe and efficient operation of all equipment, power, and hand tools.
  • Ability to work independently as well as a productive member of a team, and to coordinate projects or tasks efficiently.
  • Ability to demonstrate exemplary tenant relations and provide excellent customer service.
  • Proficient computer skills necessary to operate a computer for general day-to-day work and communications, and Building Automation Systems (when applicable).
  • Ability to type or write as needed.
  • Familiarity with OSHA, NEC, NFC, and Life Safety codes.
