Job Summary

National owner and operator of commercial properties is seeking an experienced and hands-on Senior/Lead Building Engineer to manage the day-to-day efficient operation, maintenance, and repair of all building and site systems for a particular site or assigned group of buildings.

The ideal candidate will have a minimum of 5-7 years of experience as a Building Engineer or equivalent experience and responsibilities, including working knowledge of commercial office building plumbing, electrical, fire, and various HVAC systems, as well as pneumatic, DDC, and building automation control systems.

Key Responsibilities

  • Assist on calls and service requests for repairs in tenant spaces and building systems as required and/or assigned.
  • Respond to and perform special requests as designated from the property management.
  • Perform Preventive Maintenance (PM) on all mechanical, electrical, and plumbing systems, and log the completed PMs in accordance with building standard operating procedures.
  • Keep all mechanical equipment, mechanical, and electrical areas clean, organized, and in working order in accordance with company standards and the appropriate codes and regulations.
  • Interact and cooperate effectively with tenants, customers, contracted services personnel, management, and building staff using correct communication skills and following the proper communication channels as defined by management.
  • Maintain up-to-date files of building plans, equipment specifications, and all maintenance logs as required by Owner, Company, Local, State, and National regulations.
  • Maintain an up-to-date inventory of needed and required spare parts and tools.
  • Order supplies and parts for delivery and/or pick up as approved and directed by supervisor.
  • Respond to and provide after-hour on-call services as required and/or assigned.
  • Perform all duties and tasks that may be assigned, including assignment to other properties.
  • Work collaboratively with staff, including training where needed.
  • Supervise any outside vendors or subcontractors.

Qualifications

  • A minimum of 5-7 years of experience as a Building Engineer or equivalent experience and responsibilities.
  • EPA Universal certification highly desired.
  • Strong interpersonal and supervisory skills, with the ability to communicate effectively with co-workers, tenants, and vendors.
  • Strong technical and problem-solving abilities, including those related to mechanical controls.
  • Possess knowledge of safe and efficient operation of all equipment, power, and hand tools.
  • Ability to work independently as well as a productive member of a team, with the ability to coordinate projects or tasks efficiently and optimize the performance of others.
  • Ability to demonstrate exemplary tenant relations and provide excellent customer service.
  • Proficient computer skills necessary to operate a computer for general day-to-day work and communications and Building Automation Systems (when applicable).
  • Ability to type or write as needed.
  • Familiarity with OSHA, NEC, NFC, and Life Safety codes.
