About the Role

The Maintenance Supervisor will play a critical role in ensuring the smooth operation of our properties, providing guidance and direction to maintenance teams and porters as needed. This position requires a strong focus on maintenance, repair, and cleanliness of apartment buildings, as well as effective communication and compliance with company standards.

Key Responsibilities
  • Administrative Tasks: Perform daily administrative work, including online training, reviewing company updates, and participating in team meetings.
  • Service Request Management: Ensure all service requests and repairs are completed promptly and correctly using our mobile maintenance app.
  • Leadership and Problem-Solving: Lead the maintenance staff, participate in diagnosing problems, and oversee repairs and replacements in areas such as HVAC, electrical, plumbing, and carpentry.
  • Building Maintenance and Cleaning: Ensure buildings, grounds, and common areas are painted, cleaned, and ready for use according to company guidelines.
  • Make-Ready Process: Oversee and complete the make-ready process to prepare vacant apartment homes for leasing and new move-ins.
  • Preventative Maintenance: Complete monthly preventative maintenance processes as outlined in the company policy and procedure manual.
  • Inspections and Compliance: Prepare for owner, federal, state, and local inspections, and ensure compliance with all relevant regulations.
  • Grounds and Building Maintenance: Inspect grounds, buildings, and common areas for a clean environment, and remove snow from sidewalks and entryways as directed.
  • Budgeting and Financial Management: Assist the Property Manager in developing the budget for repair and maintenance and capital expenses.
  • Work Area Maintenance: Maintain an organized, clean, and safe work area.
  • Compliance and Safety: Comply with all Standard Operating Procedures, OSHA regulations, and health, safety, and environmental laws.
  • Communication and Teamwork: Communicate effectively with residents, fellow associates, vendors, and supervisors, and participate in technical training programs to enhance personal skill level.
Qualifications and Requirements
  • Performance Metrics: Meet annual operating budget targets, achieve excellent property inspection results, and improve unit turnover and occupancy times.
  • Education and Experience: High school diploma or equivalent, three years of maintenance experience, and a valid driver's license.
  • Preferred Qualifications: EPA certification, CAMT certification, and experience with property management software.
  • Working Conditions: Ability to work flexible hours, travel, and climb stairs, bend, squat, and reach overhead.
