Job Summary

The Maintenance Technician is a key member of our team, responsible for preparing apartments for move-in and maintaining the cleanliness and functionality of our properties. This role requires a high level of attention to detail, excellent communication skills, and the ability to work independently with minimal supervision.

Key Responsibilities

  • **Painting and Repair**: Paint interior and exterior building and fences as required, perform structural repairs to masonry, woodwork, drywall, taping, mud, stucco, texture, and furnishings of buildings.
  • **Appliance and Fixture Replacement**: Replace appliance elements, drip pans, doors, handles, fans, motors, and Freon, as well as garbage disposals, sinks, faucets, toilets, water supply lines, shower heads, cartridges, caulking, and water heaters.
  • **Equipment Maintenance**: Operate, troubleshoot, and repair maintenance equipment, including paint sprayers, key cutting machines, generators, A/C gauges, A/C recovery units, A/C torches, power washers, landscaping blowers, and golf cart batteries and tires.
  • **Lighting and Electrical**: Replace bulbs, outlets, switches, ceiling fans, globes, fixtures, GFI's, breakers, exterior building lights, carport light fixtures, timers, and photo cells, as well as perform light electrical repairs.
  • **Custodial and Grounds Maintenance**: Maintain, clean, and remove trash from mail rooms, property bathrooms, leasing offices, clubhouses, maintenance shops, storage areas, parking lots, driveways, and sidewalks.
  • **Carpentry and Plumbing**: Replace tile, grout, vinyl, baseboards, cabinet doors, kick plates, thresholds, weather stripping, shelves, closet rods, door jams, hang doors, and replace hinges, as well as perform light plumbing work.
  • **On-Call Duty**: Be available for on-call duty, responding to after-hours emergencies within 45 minutes, including flooding, fire, heating or air conditioner issues, hot water tank problems, refrigerator issues, locks, windows, and doors.
  • **Confidentiality and Communication**: Maintain strict confidentiality of all company and resident matters, and communicate professionally with residents regarding maintenance repairs and concerns.

Requirements

  • High school diploma or equivalent required.
  • 1-2 years of experience in multifamily maintenance or a related field.
  • Ability to work independently with minimal supervision.
  • Excellent communication and customer service skills.
  • Ability to lift up to 50 pounds and work in a fast-paced environment.
