Maintenance Supervisor Job Description

Job Summary: We are seeking a highly skilled Maintenance Supervisor to join our team at Thrive Communities. As a key member of our facilities management team, you will be responsible for ensuring the physical integrity of our communities, maintaining a safe and secure living environment for residents, visitors, and staff.

Key Responsibilities:

  • Perform routine maintenance tasks such as unit turns and work orders to ensure the overall condition of our properties.
  • Conduct regular safety meetings and implement procedures to prevent problems and maintain a safe environment.
  • Manage vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.
  • Maintain adequate inventory of supplies and manage tasks within budget or seek approval for necessary work that is over budget.
  • Perform emergency on-call duties as part of the position.
  • Strive to exceed residents' expectations for excellent customer service and contribute to a positive team culture and happy resident base.

Requirements:

  • At least 3 years of experience in property maintenance or an equivalent field is required.
  • Maintenance experience in multi-family property management is strongly preferred.
  • Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator are desired.
  • Basic computer skills with the ability to input data and notes in English into tracking systems are required.
  • High organizational skills and experience with warranty work are also required.

Physical Requirements:

  • This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day.
  • Constant need to type, write, & grasp (working at a computer and answering phones).
  • Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder.
  • Ability to lift/move/push/pull up to 150 lbs on occasion with a frequent need to lift/push/pull 25 lbs - 75lbs and be on your feet a majority of the day.
