Job Overview

POSITION SUMMARY

The Facilities Maintenance Specialist is responsible for ensuring the operational integrity and upkeep of the property. This role requires a proactive approach to managing the physical assets of the facility while collaborating closely with the management team. The ideal candidate will possess a positive outlook towards changes and demonstrate adaptability in a dynamic work environment. We seek an enthusiastic self-starter who can work independently with minimal oversight.

This is a full-time, hourly role that includes benefits and paid time off.

KEY RESPONSIBILITIES

The responsibilities of the Facilities Maintenance Specialist include, but are not limited to:

  • Conducting grounds maintenance tasks such as mowing, weeding, and planting.
  • Handling all emergency maintenance requests promptly.
  • Completing service requests within a 24-hour timeframe based on unit status.
  • Carrying a communication device for on-call maintenance duties.
  • Adhering to budgetary constraints.
  • Executing the make-ready process for vacant units as directed by the Property Manager.
  • Performing maintenance on shrubs and trees, including pruning and shaping.
  • Managing pavement and asphalt repairs, such as patching sidewalks and potholes.
  • Conducting structural repairs, including painting and fixing fences.
  • Ensuring cleanliness and restoration of work sites.
  • Assisting with custodial and building maintenance tasks as needed.
  • Utilizing various tools and equipment safely and effectively.
  • Carrying out regular preventive maintenance and cleaning of equipment.
  • Responding appropriately to emergencies or critical incidents.
  • Replacing air conditioning filters as necessary.
  • Addressing tenant inquiries and concerns in a professional manner.
  • Maintaining high standards of service quality.
  • Ensuring compliance with safety standards and regulations.
  • Repairing and maintaining structures, including plumbing fixtures and appliances.
  • Possessing knowledge of HVAC systems for maintenance and repairs.
  • Performing minor pool maintenance as required.
  • Exhibiting professionalism in interactions with tenants, vendors, and colleagues.
  • Other related duties may be assigned.

EDUCATIONAL REQUIREMENTS

To be successful in this role, candidates must meet the following qualifications:

  • High School diploma or GED equivalent.
  • A minimum of one year of relevant experience or training, or a combination of education and experience.

PHYSICAL DEMANDS

The physical requirements for this position include:

  • Ability to perform heavy physical tasks, including lifting and carrying objects weighing up to 50 pounds, with occasional heavier items.
  • Regular exposure to various environmental conditions, including odors, dust, and temperature extremes.
  • Frequent standing, walking, and sitting, with occasional climbing and balancing.
  • Manual dexterity for handling tools and equipment.
