Job Description:
The Trailing Documents Coordinator will play a critical role in ensuring the accuracy and completeness of trailing loan documents. This includes reviewing, inspecting, and recording documents, as well as managing a pipeline of loans and monitoring reports to track outstanding documents.

Responsibilities:
  • Receive and process incoming trailing documents, including opening and preparing them for imaging, scanning into the LOS system, and identifying the investor on the loan.
  • Perform data entry in the LOS system to mark documents as received and enter the date shipped to the investor.
  • Pull reports from the LOS system to identify aged trailing documents currently outstanding with investors.
  • Monitor aged trailing documents in an active pipeline and conduct follow-ups with settlement companies and attorneys' offices to obtain missing documents.
  • Obtain certified true copies of mortgage/deed of trust from county recorder offices and/or final title policy copies from settlement agents or attorneys' offices when necessary.
  • Prepare scrivener's affidavits and assignments as needed and have them signed by the executive team for recording.
  • Monitor and respond to general questions received in the Final Docs Team communication channel.
  • Conduct weekly reviews of trailing documents received that were not sold to an investor at the time of receipt to determine if an investor has been assigned for delivery of the trailing documents.

Requirements:
  • High school diploma or equivalent.
  • One year of residential mortgage experience.
  • Knowledge of Ellie Mae Encompass 360.
  • Knowledge of mortgage loan documents and title work experience preferred.
  • Excellent customer service skills.
  • Proficient in Microsoft Word and Excel.
  • Ability to stand for long periods and lift up to 25lbs.

Estimated Salary: $45,000 - $65,000 per year.
