Job Title: Property Manager

Join our team as a Property Manager at Affinity Property Services Inc, where you will be responsible for the day-to-day operations of our multi-family property, Orchard Crossings Apartments. As a key member of our team, you will be responsible for ensuring the smooth operation of the property, providing excellent customer service to our residents, and maintaining a high level of resident satisfaction.

Key Responsibilities:
  • Manage the property's day-to-day operations, including but not limited to:
  • Advertise and promote the property to attract new residents
  • Utilize industry-specific software for lead management and lease processing
  • Provide tours to prospective and current residents
  • Complete full cycle lease process with prospective residents
  • Ensure compliance with renter's insurance and review rental rates and concessions with the Portfolio Manager
  • Manage resident occupancy and ensure timely collection of rent and other ancillary revenue
  • Manage delinquency process and petty cash account
  • Manage and process vendor invoices and generate renewal offer letters and manage renewal leases
  • Monitor expenditures to keep in compliance with operating budget
  • Manage turnover workflow, including scheduling and management of vendors, conducting pre/post move-out inspections, and make-ready inspection
  • Assist the Portfolio Manager with preparing annual budget
Requirements:
  • Authorization to work in the United States
  • High School Diploma or equivalent
  • 2+ years of experience in multi-family property management
  • 1+ years of experience in staff supervision
  • Yardi Voyager and CRM experience preferred
  • Proficient in Microsoft Office Applications, including Outlook, Word, and Excel
  • Demonstrates teamwork, good hygiene, ethical behavior, and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development
Work Environment:

Approximately 80% of the time will be spent in an office environment using a computer and phone, while approximately 20% will be spent inspecting property grounds, including apartments, building structure, landscaping, and signage, which may require the ability to climb stairs, ladders, and maneuver walkways. Ability to carry or move objects weighing up to 20 pounds.
