Our client is a leading contractor based in the Carolinas, recognized for their extensive experience over the last four decades. They have established a strong presence in the region and have received multiple accolades for their projects. The company specializes in constructing a variety of facilities, including office buildings, healthcare centers, industrial structures, and educational institutions, typically managing projects valued between $10 million and $25 million. With significant growth in the market, they are seeking a skilled Senior Estimator or Preconstruction Manager with a background in General Contracting to join their outstanding team.

Key Responsibilities

The Preconstruction Manager will be tasked with:

  • Evaluating project specifications, including intricate plans and contract documents for large-scale construction endeavors.
  • Collaborating with architects, engineers, and other stakeholders to ensure a thorough understanding of project goals and technical requirements.
  • Creating precise and comprehensive cost estimates for substantial projects, factoring in materials, labor, equipment, and subcontractor expenses.
  • Leading the development of detailed construction proposals, encompassing scopes of work, cost breakdowns, and project timelines.
  • Working closely with the project team to identify potential risks and challenges associated with large-scale construction projects and formulating effective mitigation strategies.
  • Building and maintaining strong relationships with subcontractors, suppliers, and industry professionals to ensure competitive pricing and resource availability.

Candidate Profile

The ideal candidate for the Preconstruction Manager position will possess:

  • A Bachelor's degree in construction management or a related field is highly preferred.
  • Experience in hard bid and conceptual estimating.
  • A background in commercial construction projects is advantageous.
  • At least 5 years of progressive project management experience with a General Contractor.
  • Familiarity with relevant project management software.
  • Strong interpersonal skills and experience in a collaborative team environment.

Compensation and Benefits

The Preconstruction Manager can expect a competitive compensation package, which includes:

  • A base salary commensurate with experience, generally ranging from $105,000 to $135,000.
