The Facilities Maintenance Technician plays a crucial role in executing various maintenance tasks essential for upholding the physical integrity and enhancing the value of our properties. Collaborating closely with the maintenance team and management, this position ensures the effective preservation of our assets. Responsibilities include completing all preventative maintenance on units and communicating findings and analyses to supervisors.

Key Responsibilities

  • Execute tasks related to electrical systems, plumbing, carpentry, masonry, and painting.
  • Possess a solid understanding of HVAC systems and heating mechanisms to conduct thorough inspections and prevent potential issues.
  • Oversee daily operations and maintain records of all unit inspections.
  • Conduct regular property inspections and complete scheduled preventative maintenance checks.
  • Perform visual assessments of fire safety protocols and promote fire safety awareness among residents, reporting any deficiencies or hazards to supervisors.
  • Monitor and maintain all assigned building systems.
  • Adhere to safety practices in compliance with company policies and local, state, and federal regulations.
  • Develop and maintain positive relationships with residents, communities, and relevant agencies.
  • Follow company policies and procedures, ensuring compliance with fair housing and applicable laws.
  • Maintain regular attendance and complete special projects and additional responsibilities as assigned.
  • Repair or replace non-functional items identified during inspections.
  • Address routine maintenance tasks as part of the inspection process.

Qualifications

  • Basic knowledge of electrical, plumbing, painting, masonry, and carpentry.
  • Familiarity with HVAC systems and heating units.
  • Ability to follow both oral and written instructions.
  • Strong communication skills with residents, colleagues, and management.
  • Capability to climb heights of up to 40 feet.
  • Good color vision and hearing ability.
  • Must possess reliable transportation.
  • Willingness to commute up to 50 miles from home property.
  • High School diploma or equivalent.
  • Minimum of two years of experience in facility maintenance.
  • Ability to work indoors and outdoors in various weather conditions.
