The successful candidate will have a strong background in facilities management, with experience in supervising teams and managing budgets.

Salary Range

The estimated salary for this position is $90,000 to $95,000 per year, depending on experience.

About the Job

We are seeking an experienced Maintenance Manager to join our team at Bozzuto. As a key member of our maintenance department, you will be responsible for leading by example, hiring and developing technicians, and ensuring timely completion of resident service requests. You will also be responsible for resolving maintenance issues, managing make-ready and apartment turnover processes, and preserving the value of the building through preventative maintenance programs.

You will work closely with our community care associates, vendors, and other stakeholders to ensure seamless communication and delivery of exceptional services to our residents. This is a unique opportunity to join a dynamic team and contribute to the growth and success of our organization.

Responsibilities:

  • Lead by example and demonstrate the company's core values and culture.
  • Hire, develop, and provide education opportunities to technicians and community care associates.
  • Show care and concern for residents through timely follow-up and completion of service tickets.
  • Resolve maintenance issues related to HVAC, electrical, plumbing, and appliance repair.
  • Manage make-ready and apartment turnover processes.
  • Preserve the value of the building through preventative maintenance programs.
  • Maintain the safety and cleanliness of the community through general upkeep and snow removal.
  • Ensure peak efficiency operation levels for all property components.
  • Adhere to applicable building codes, county regulations, and safety standards.
  • Lead cost-effective capital improvement and special projects.
  • Establish and manage vendor relationships and projects within budget parameters.
  • Reinforce monthly staffing schedules to ensure 24/7 emergency coverage.
Requirements

To be considered for this role, you should have:

  • An education in the trades and 7+ years of experience in facilities and/or residential building maintenance.
  • 3+ years of supervisory experience with a track record of hiring, developing, and retaining high-performing teams.
  • An HVAC, EPA, or NAPE certification.
  • Knowledge of risk management, OSHA, and MSDS.
  • Advanced skills in HVAC, plumbing, electrical, and appliance repair.
  • Basic carpentry, drywall, and painting skills.
  • Exposure to complex mechanical systems such as central plant, split systems, boilers, and chillers.
  • A safety mindset and attention to detail.
  • A builder's mentality (know it like you built it).
  • Excellent communication skills (written and verbal).
  • A sharp professional appearance.
  • Intermediate proficiency with Microsoft Office and comfort using technology platforms, apps, and computer programs.
  • Availability for emergency situations and willingness to participate in an on-call rotation.
